THE WORST MAY BE OVER FOR HOMEBUYERS
by Samantha Delouya, CNN, Updated Tue, July 23, 2024
* Past 2 yrs buyers faced double whammy of obstacles
* 1) high prices & 2) high mortgage rates, but things change
* Housing market is slowing down in favor of buyers
* COVID saw buyers seeking homes with extra space
* Historically low borrowing costs fueled the frenzy
* The Fed's aggressive rate hikes had adverse reaction
* Seller's stopped listing while Buyer demand remained
* This combination sent home prices surging higher than ever
* Zillow found nearly 1 in 4 sellers offering cuts in June '24
* Average rates for 30 yr fixed mortgages continue to fall
* A jump in new construction plus Sept's Fed meeting could
see cutting interest rates & make homebuying more affordable
* Listings are sitting longer, sellers seeing fewer offers, buyers
insisting on home inspections/appraisals & inventory rising
* Inventory continues to pile up, insurance costs balloon &
the tide may turn in the short term for buyers ahead.

BORROWING: WAS THAT DISCOUNT WORTH IT?
Source: REALTOR Magazine, Summer 2024 Issue
* Borrowers paying discount point to lower monthly payment
* This practice has doubled over the past two years
* Ex: Borrower with $400K loan, 1 discount pt (1% = $4000)
* This in-turn reduces their interest rate by 0.25%
* Borrowers only benefit if they keep mortgage long enough
* Cumulative monthly savings must outweigh upfront costs
* Each situation is unique & borrowers must factor in details
BOTTOM LINE - Do your homework to determine value against term of property ownership. May need years to recoup.

Source: Architectural Digest by Sarah Archer, Dec 6, 2023
These 5 design trends are expected to dominate 2024:
1. Stone Fruit Chic: Peach & Apricot - Colors of 2024
* AD PRO - Chromatic bedfellows from opposite sides of chart
* Ex: Peach & Turquoise tones as primary & accent hues
2. That's So Metal: Chrome, steel & aluminum return to scene
* Metallic finishes amplify whatever vibe the room is giving
3. Dark & Deep Jewel Tones: Precious gem hues stepping up
* Discover color in homes vs all-neutral palette of recent years
4. The New Romantics: Unspool ribbons, lace, florals, pinks/reds
* Botanical inspiration creeps into textiles, big blooms & floral+
5. Now&Then: Mixing&Matching Historical Eras: Material culture
