Always check your cameras on the day of check in - not to snoop but to make sure parking instructions are being followed and that nothing out of the ordinary is happening. In this case, the guest called me because the key code did not work for him. All I did was ask him to try it again and boom they were in! .

Besides an incredible team, you need eyeballs around the perimeter. We don’t do any cams indoor (although we could do the common spaces). These are 6/8 cameras and doorbells. This listing is in Atlanta. I’m in Reading PA. .
The #1 tip for this game is to have an incredible CLEANING TEAM. I’ve had 4 until I settled into a great relationship with one company. I don’t usually recommend same day turnovers - this listing is a 5/3 and the laundry alone is several hours. Luckily we have extra linens and we will do laundry after the second check out. But bathrooms, kitchens, etc still need to be SANITIZED.

So this is my second listing on Airbnb. I found it on my walks on the Beltline - it’s literally down the street from my first listing. I decided to call the realtor and turned out she owned it and her partner is a Morehouse Brother c/o 98. Anyway, I helped them walk through getting it set up, FF&E, photo shoot, listing it, etc. when it launched it got booked within like 12 hours for the same day. Off to a great start. Check it out.
