Congratulations to my buyer and I’m so happy for them since they had upgraded from their HDB sales.
During then they contacted me regards to my advertisement and they were very kind to share with me about looking to upgrade to private property and search around for awhile.
They told me what is their reason of holding back since they had bought their resale HDB for 7 years and hoping that the price will goes up but eventually Its not what they expected and since I had share with them the recent transaction that show their HDB price declined.
Meanwhile I also shared with them the research (A) & (B) of the HDB cycle and what are the price they may be facing even for those owner who bought new HDB that fail to sell and cash out after MOP, what are the price after that as shown on the chart ( C )
I ask them if they were to continue to hold and wait, end of the day will their resale HDB property price be able to appreciate fast enough and catch up with the loan interest and CPF interesting 2.5% per annum ?
And also I told them at the end of the day even i had who actually sold their flat at negative sales since they had used a lot of CPF money when they bought that incurred a lot of interest mwhich I show one of my client example as shown here on Chart (D)
I also shared and show them the chart ( E ) from URA analysts that if 7 years ago at 2013 if you buy a HDB vs Private what is the difference to determine what I told them earlier about if their property price capital gain growth will it be able to catch up the loan interest and cpf interest incurred .
After we spoked, I manage to help them do their asset planning and resale proceed to find out more.
After checking their outstanding loan and their CPF usage and accrued interest they were shock that their accrued interest which are pretty high for 7 years and base on what I had calculated their cash sales proceed amount are very little since then.
Since then they were quick to decide on selling after my sharing but beforehand they need continue to stay as they want a new launch property and they also know that they need to Pay the ABSD of 12% since if they buy under matrimonial name, they can claim back their 12% ABSD within 6 months or earlier when they collected their new house.
The only criteria they want is as shown below
1) TOP BY 2022
2) Must be less density and an quiet surroundings or landed enclave.
3) Must be near Mrt and amenities
4) Must be near to nature park
5) Must be near to CDB
6) Must have promising potential for future capital gain.
I said .. Woah! 🤪
Then quickly I had this project that’s can fit all her requirements by sharing this video and a photo on the the surrounding and eventually this buyer of mine committed their 1st private property and they were so happy.

The top 5 best-selling new launches for the month of April were Kopar At Newton, Treasure At Tampines, Riverfront Residences, Jadescape and The Florence Residences. Kopar at Newton was the top-selling development, with a total of 83 units sold at a median price of $$2,241 psf. While, the second best-selling project was Treasure At Tampines, which sold a total of 28 units at a median price of $1,372 psf.

This young lady buyer of mine are only 23 years when I met her after she responded to my advertisement. During the conversation she is still wondering to buy her first investments property now or later intially. She had around $350k for her start.
After I had gone through with her with my *Fix deposit VS Asset Deposit* and Saving plan targeting at 5 years, she was very confidence and the next days she finally committed.
Why I really said to her is simple calculation on numbers and we start with *Asset Deposit * as below.
This unit she bought was $1,050,000
5% cash downpayment =$289,100
Interest at 2% average
Monthly instalment = $2911
Rental surrounding average $2800 -$3000.
Let’s said $2500 on a conservative side.
So Her monthly deficit is $411 per month and let’s use this as a force saving for herself.
Installment $2911
Principal =$1598
Interest =$1313
So if rental is $2500 at this point can I said that her instalment are almost Pay the tenant ?
And so if she will to continue to rent and sell it after 5 years with below of
A) Total amortized principal paid = $100,765
B)Total Deficit Paid =$24,645
C)Capital Gain 1% min per annum
for 5 years =$52,500
So total return from investment of 5 years = A+B+C = $128,620
Total fund including downpayment after 5 years = $391,120
Then I share with her on *Fix deposit* If her downpayment are what we calculated at $289,100 sitting in the bank and under fixed deposit of interest of 1 % earn and after 5 years what’s the amount.
So simple calculation
$289,100 x 1% = $2891 x 5yrs = $14,455
Vs
$289,100 Downpayment for a property 5 years with :
Amortized Principal Paid $100,765 + 1% capital gain $52,500 = $153,265
So taken away her own deficit of $411 per month x 60 months for 5 years = $24,645 and final total she saved and earn $153,265 - $24,645 =$128,620.
So now she can compare what I mean by *Fixed deposit vs *Asset deposit *
$14,455 vs $128,620
With the same amount of money that you choose to place.
