Great news!

Changes to allow more MISSING MIDDLE homes in Winnipeg passed the Property & Development Committee last Thursday. Next up: on to full Council.

Make sure to tell you Councillor you support missing middle homes and FUN street in our City!

If adopted as bylaw, these changes would:

[*] Make duplexes a conditional use in R1 (single family only) districts

[*] Allowing up to three housing units on R2 (two-family) and Residential Multi-Family zones, subject to certain lot size standards.
Making detached secondary suites (or “garden suites” or “granny suites”) a permitted use. This will eliminate the time and cost associated with the existing conditional use development application process.

[*] Eliminate parking minimums on much of Portage Avenue and Pembina.

[*] Reduce parking minimums to 0.15 stalls per home for affordable housing projects.

[*] Reduce parking minimums to 1 parking space per home for multi-family homes in designated Urban Infill Areas.

[*] Make it easier to establish outdoor drinking and dining areas in Downtown Winnipeg.

While bordered by a high speed, high volume road to the east, the actual neighbourhood was very walkable, tree-lined, & had many "missing middle" homes.

Under single-family only zoning the development on the right is banned in most of Winnipeg.

If the City abides by its agreement-in-principle with the feds and reforms zoning rules, four storeys will be allowed within 800 metres of high frequency transit and four homes will be allowed per lot city wide.

Incremental progress.

Fingers crossed Council's resolve holds next spring.

No one is saying that all development has to look the same - we are just saying that some development could shift towards dense, mixed-use zoning and save countless acres...

For our second in-the-community meetup on April 24th at 6pm, we’re meeting up near 619 Sheppard Street, then heading out to tour the street environment of the Maples area. On the week of Valentine's Day, YIMBY Winnipeg volunteers braved the cold to deliver Love Letters to local Infill Housing. Our volunteers Jeff and Dylon were able to deliver cards to infill housing in St. James and Elmwood respectively. We look forward to delivering cards to even more new and existing infill housing next year!

Thank you to the Mayor, Councillors, staffers, and the City's civil service for all their hard work on the initial Housing Accelerator Fund application and the revisions to it that passed City Council yesterday.

Also thank you to all the people who contacted their councillors, signed our petition, and spoke out about the need to end Exclusionary Zoning in Winnipeg.

There is now a lengthy, exacting, and laborious process ahead of Winnipeg in enshrining this policy direction into the city bylaws. It is paramount that the vision of ending Exclusionary Zoning remain intact and not be undercut in the details.

Thank you to City Council for agreeing-in-principle to this direction. Let's make it happen and end Exclusionary Zoning in Winnipeg!
