Preparing your home for sale step 12. Do an off-market inspection. Speak to your agent about inviting a small group of active buyers to the home before it hits the market and before photography. They can give the agent honest feedback about what's working and what's not working which can help with nailing the marketing when the property goes live.

Preparing your home for sale step 11. Stage. You don't need to completely stage your home, you could partially stage or even stage with items you have around the house. We usually work with stylists who can come and give you a brief around small tweaks that can make a huge impact in your home.

Preparing your home for sale step 10. Create a purpose. Does every room in your home have a purpose? Or do you have a 'junk room', 'hybrid room', 'throw it in there room' For buyers, it's important to ensure each room has a defined purpose.

Preparing your home for sale step 9. Create space. Now that you've decluttered look at where you can create more space, this second round of decluttering is looking at excess furniture and how you can remove it to make the area look more spacious. Think extra tables or lounges.

Preparing your home for sale step 8. Neutralise. Look at each room, is there any colours that stand out. Neutral colour palettes will appeal to the broadest range of buyers, so put any bright furnishings away.

Preparing your home for sale step 7. Replace. If you haven't already added this to your list. We highly recommend going through and replacing any old fixtures and fittings with new ones.

Preparing your home for sale step 6. Paint. If you didn't already paint. Now's the time to go through and touch up or repaint your home. Old paint really ages a home, so think of this fresh coat as a face lift.

Preparing your home for sale step 5. Value-add. Now it's time to have a look at where you could add some extra value to your home. Could you add a deck? additions to the rooms? This is also a great point to speak to an agent about what buyers are looking for in homes like yours when deciding where to add value. Remember you're adding value for buyers not yourself.

Preparing your home for sale step 4. Repair. You should have a list of everything that needs to be repaired. Go through the list and get everything booked in and checked off.

Now is also a great time to call in a real estate agent for an appraisal to get advice on the next steps of preparing for sale.
