Mid-July Update! As pointed out last month, buyers and sellers are moving back toward an equilibrium. This graph confirms that trend. Speaking of trends, note that the average price and 10-year trendline are almost equal. At the same time, the volume has been almost unchanged for the past four months and well above the past two years. Both buyers and sellers have plenty to like in the current market!

As it does every year, the real estate market ebbs and flows with the seasons. The timing on this chart represents what happens monthly based on the date when the transactions close. Consider "days on the market" (the number of days between a new listing and a ratified contract between buyers and sellers). You can see that January, 2024 was the highest (advantage buyer) at 31.5 days while the lowest occurred in May (advantage seller) at 10.7 days. That means that the Nov-Dec market is slower and sellers generally were happy with accepting the list price, while the Mar-Apr market is busier and buyers needed to offer around 5% over asking to prevail against other buyers.
What does this mean to you? It means that now (the times in-between the extremes) is a more balanced market and buyers and sellers should gladly enter the market it they are otherwise ready and waiting.

Our mid-June graph shows that buyers and sellers are moving back toward an equilibrium. What was a very strong sellers' market has turned into a more moderate sellers' market. It's still a great time for sellers, who can enjoy the increase in prices over the past 15 months, but buyers can be happy that prices seem to have already peaked and that inventory is the highest it's been in a year. This means more choices and less of a free-for-all, aka bidding war environment! Both sides have plenty to like in the current market!
