Water damage cupping & staining your hardwood floors?
Start with a partial replacement of boards, where necessary. Continue with multi grit levels of wood floor sanding. Then, apply a sealer and 3 full coats of a natural waterborne polyurethane. Remember to fine-sand, clean-up between coats—restoring the genuine beauty of your wood flooring (photos, below)

New York 💗 reclaiming green spaces.

Exterior photo: imagine a long/gray/concrete set of steps going down to the basement of this Riverside Drive residence.

Work completed, backyard photo, the River View:
1/fill-in where the existing mortar stairs were with demolition-fill, at the very bottom, and a rich topsoil, at the surface, for planting.
2/put in place a new spiral staircase going down into the the newly renovated cellar [with metal safety grill that opens for access, bottom left side, image].
3/install new backyard lighting , all along the fence, with grow-lamps, to help with shaded areas (right side, picture).
4/complete concrete pointing work, bricks—backside of the River View.

[Less]. A nice opportunity prepping this studio for longtime friend, William T. There were 7 existing shoji screens, all along the window-wall. One additional [shoji] in front of the kitchen, and 1 after the foyer/entrance.
—Now, there are only 3 shojis throughout the entire apartment, instead of 10.
In addition, we removed one of the long bk-shoji-tracks & some aluminum sheeting from the wall in the foyer, prepped the walls, the ceilings, changed/oiled the pull chains on the roller-shades, and painted the place.
