Hi Neighbors -
According to the Nampa Meridian Irrigation District website, the water/canals will be shut down beginning next week - October 10th. That will be when we also shut our pumps down since the Fall seems to be on us in full effect.
Thank you!
Pump has been replaced and water is back on. Thank you
Water update: Hi neighbors. Our main water pump unit has failed. We’ve been working with Burgess Pump and are currently on the schedule to have it replaced tomorrow. Stay tuned for more updates. Thank you
Hi neighbors - we received an email from a neighbor regarding a car that has been parked for extended periods on the street in our neighborhood - beyond the 72 hours allowed by city code.
Before making a complaint to the city, they asked to post this to Facebook to see if there were extenuating circumstances and see if it could be resolved before involving the city.
Thank you!
All - a neighbor's dog escaped their yard today. Please be on the lookout. He is deaf and partially blind. Thank you!

Good morning neighbors. Becky Wilson has taken ownership of our 1st neighborhood garage sale in years. This will be taking place on the 1st Saturday of June (June 3rd).
She is getting a banner made that will be placed at the entrance of our subdivision and she is also posting info on some local pages to make more people aware.
Start saving all your goodies :)
Thank you Becky!
Good morning! The well water has been turned on. Please water on even/odd days based on your house number. Thank you.
Hi Neighbors,
We understand that you may have received a letter at your door regarding our current litigation against a homeowner’s business and a few other issues the board has been dealing with.
We wanted to address this ahead of our HOA meeting on Tuesday as there are several discrepancies and misrepresentations. We ask that all neighbors make every effort to attend – either in person or via zoom as this is already on the agenda.
1) We are a volunteer board – your neighbors.
2) Every action we’ve taken to enforce the CCRs has been reviewed and approved by the HOA attorney every step of the way – we are not legal experts, so we have invested in legal expertise to ensure we are in complete compliance. Our HOA attorney will be in attendance Tuesday for any questions.
3) The board’s job is to support the association and its members – which is all of us – and to deal with issues as they arise staying in line with our CCRs – without prejudice.
4) We believe that every homeowner has a right to voice valid concerns, complaints, etc. to maintain a harmonious neighborhood.
Ahead of the meeting, please take an opportunity to review these important parts of our CCRs:
• ARTICLE V SECTION 12: Business Use or Other Noxious Use of Property
• ARTICLE IX SECTION 3: Methods of Enforcement
o We have addressed/and are addressing the business issue utilizing option A.
• ARCITLE IX SECTION 5: Fees and Costs.
For more information on the business involved in the lawsuit, here is their website Swimmin' the Blues (swimmintheblues.com).

Neighbors, good morning.
Our annual board meeting has been scheduled for Tuesday, April 11th at 7pm. We will be hosting this year's meeting in person at Edgewood Spring Manor (this is the location next to Dutch Bros) We have a large room reserved and will have plenty of seating.
Be on the lookout in your mailbox for more details and a call for agenda items. We will also include your 2023 HOA dues invoice in that mailer.
Thank you!
Hey Neighbors- does this guy belong to anyone? One of our neighbors on falling branch says he is roaming the street. Has a collar but no tag. Let us know!
Hi all - update that all subdivision irrigation is off and winterized. Hope you all have a Happy Thanksgiving!
Hi Neighbors,
Temperatures are cooling down, so we've asked our irrigation company to shut down /winterize our well and blow out the lines. We will let you know when the water is off, but it will be mostly likely in the next few days. Thank you
Hi Neighbors,
Your board has been hard at work looking for better ways to communicate with you. Our very own board member, Allie, has designed a brand-new website for our Subdivision.
Key Improvements:
* Live feed to Facebook (since some members do not have a Facebook account, but this will allow them to see posts on FB.)
* Registration Link (top right) where homeowners can register their email address, volunteer for neighborhood projects, etc.
- We would eventually like to send a regular emailer out (as appropriate) and having members emails will be crucial.
* Source of all HOA documents, dues updates, etc.
Head on over to https://www.observationpointhoa.com/ and check it out. And please let us know of any thing else you'd like to see.
Thank you,
Your HOA Board

The backup well is up and running again. Please let us know if you see it acting up. Thank you!
Hi everyone - just had a report that the well irrigation is not working. We are looking into it and will keep you all posted. Thank you!
We’ve had a couple requests to turn on the back up well for a couple weeks now that the irrigation is off. We are working with the irrigation company to come turn it on. Thanks all.
Hi all - see below from Nampa Meridian Irrigation re: our irrigation system. We will keep the pumps on as long as we have water in the ditch. Thanks!
NAMPA & MERIDIAN IRRIGATION DISTRICT WILL END THE IRRIGATION
WATER DELIVERY SEASON ON 28 SEPTEMBER 2022. IT WILL TAKE
APPROXIMATELY TWO DAYS FOR THE SYSTEM TO DRAIN.
Hi neighbors…we do a 4th of July party over on Forest Ridge and we have the kids do a tiny little parade each year where they decorate their bikes/4 wheelers whatever they ride and do a couple loops around the neighborhood 🎉 If you are home this year and have kiddos that would like to join please do…and if you are home and just want to step outside and cheer them on they would love that too.
We will plan to take a couple loops around 4p tomorrow. Happy 4th of July!!! 🇺🇸
Good morning. One of our neighbor's cat Olive has gone missing. She is an indoor/outdoor cat. If anyone sees her, can you please respond to this post? Thank you!!
Hi neighbors, a few updates:
2022 Dues
We have received 90% of 2022 dues and working on the last 10%. If you are seeing this and haven't yet paid, please do so ASAP to avoid late charges.
CCR Amendment Clause Vote
We received 34 responses (45% response rate) for the Amendment Clause proposal for our CCRs. If you did not have a chance to respond, we will be mailing out another ballot next week along with details behind the clause and what it does. Please check your mailbox and submit your vote!
New Website Coming
Our current website will be retired. We have a new and improved website that will be launching in the next few weeks. Stay tuned.
Board Elections Update:
The HOA is a volunteer-based board made up of your fellow neighbors. We've elected members into the following positions:
President: Geoff Dalessio
Vice President: Kasper Larsen
Secretary: Allie Mallard
Treasurer: Kris Kido
Director: Kelly Winn
Irrigation Water is now on. Thank you for your patience.
Irrigation Pumps are down so homeowners can make repairs over the next few days. Luckily rain is in the forecast. Will send an update once they are back up.
Water update: Irrigation is up and running
Water Update: Our water order and pump orders are in. We should have irrigation fully available early next week. Will post when its on. Thanks!
Irrigation Update:
Nampa/Meridian Irrigation has posted that the ditches will begin being filled April 22nd. Our pump start up would occur the following week.
The forecast looks dry until then, so we've asked the landscapers to turn on our well pump this week (hopefully tomorrow or Friday). Once it's on, we will let you know when you can begin watering.
NOTE: when operating on the well, we ask that homeowner's water every other day based on their house number (more to come on this once it's on). Look for an update later in the week.
Thanks all
Hi all - see below regarding Irrigation status from the Nampa/Meridian Irrigation District:
2022 Irrigation Start Up Date
NMID has not set a date for the beginning of the 2022 irrigation season. The Board of Directors will decide on the start date at their meeting on April 5, 2022. We will publish the date on the website and in the newspapers of record for Ada, Canyon, and Boise Counties immediately following the meeting. We are in the second year in a row of drought and are closely watching our limited water supplies
Homeowners - a few updates:
Your 2022 HOA board members are: Kris Kido, Kelly Winn, Kasper Larsen, Charles Sierra, Allie Mallard, and Geoff Dalessio.
2022 dues invoices will be mailed out this week so be on the look- out.
Also Included in the mailings will be the proposed amendment clause to our CCRs with signature ballot.
Many of you were not able to attend our HOA meeting last week, so we posted a recording of it below. Beginning at 8:35, Mia Murphy (our attorney) spends time going over what the clause is and why we are proposing it to get added.
Please let us know if you have any questions. Thanks!
