Matthew Agard with Risk Management Professionals, inc had these nuggets of wisdom to share this morning regarding homeowner insurance.

As hard as it is to talk about insurance rate increases, it’s harder to discuss replacement value for f your home. You can’t use the tax appraisal or the sell value of your home. It is a different equation.

Determining the rebuild cost is roughly the (square footage of your home + quality of materials + debris removal) * what the builders associations say is replacement cost. And it doesn’t matter the age or shape of your home like it would if you sell it.

So if you have built ins, crown molding, granite countertops, porcelain tile vs laminate, these all affect the replacement cost.

Theres generally two options:
1. ACV (actual cost value - which includes depreciation). This option will cost more at the time of loss.
2. Replacement cost - this includes debris removal

This is why it’s so important to have an agent you know and that visits with you from time to time. They’ll ask if you’ve done any big upgrades and will care about making sure you can make through any

Heather with Choice Health at Home “Pappys girl”

Heather got her education in sleep medicine. Then moved to long term monitoring for people with seizures, then respiratory care, and was a home health person in Omaha when she found out her grandfather “Pappy” was terminal. She made it to Dodge City the next day and Pappy was on hospice. She was angry and not interested in hospice for her Pappy.
