We are seeking a motivated and detail-oriented individual to join our team as a Commercial & Residential Debt Collector.

In this role, you will manage and recover overdue accounts for both commercial and residential clients, contact debtors, negotiate repayment plans, and ensure timely collection of outstanding debts.

The ideal candidate should possess:

• Proficiency in computer skills, particularly in Microsoft Office applications.
• Fundamental comprehension of legal procedures associated with rental collection.
• Basic knowledge of accounting principles
• Familiarity with the Debt Collectors Act
• At least two years’ experience as a debt collector

The responsibilities for the Commercial & Residential Debt Collector, summarized but not limited to, encompass:

• Collection of outstanding rentals through effective communication via SMS and phone calls.
• Implementation of demand letters through electronic and postal channels.
• Handling the Notice to Cancel Lease process and confirming lease cancellations.
• Coordinating the handover of accounts to attorneys for collection.
• Reconciliation of accounts, ensuring accuracy in the identification and allocation of payments.
• Thorough review of the unallocated list to address any discrepancies.
• Allocation of payments and addressing client queries promptly.
• Preparation of journals for DCA reversals and providing accurate figures for statistical reports.
• Facilitating the blacklisting process.
• Initiating debt collection recoveries as needed, ensuring daily diligence in the process.

Trafalgar Property Management is seeking a dynamic and detail-oriented Residential Leasing Administrator to join our esteemed team in Cape Town.

As a Residential Leasing Administrator, you will be entrusted with managing all facets of the leasing process, guaranteeing seamless operations and exceptional service for both potential and existing residents. This pivotal role encompasses administrative duties, superior customer service, and effective coordination with various departments to sustain high occupancy rates and ensure resident satisfaction.

Key responsibilities include, but are not limited to:

• Promote available units with updated photos across all social media platforms.
• Create pamphlets and distribute them to agents for further dissemination.
• Assist agents in arranging property viewings for potential tenants.
• Address and resolve queries related to leasing and rentals.
• Handle application procedures including credit checks, employment verification, drafting lease agreements, and setting up new accounts in Unibase.
• Forward completed applications to property owners for approval.
• Inform successful applicants and provide them with a billing schedule upon approval.
• Open new accounts once funds are received and ensure the lease agreement is signed by the agent.
• Remove property ads once all necessary documents and funds are received.
• Maintain and update the weekly spreadsheet with current leasing information.
• Upload all relevant documents (applications, leases, ingoing inspections) and send the spreadsheet to the Manager for commission verification.
• Provide general assistance within the department as needed.

Minimum Qualifications:

• National Senior Certificate (Matric Certificate).
• Proficient in written and spoken communication in at least two languages.
• Intermediate proficiency in Microsoft Office suite.
• Basic understanding of accounting principles.
• Familiarity with the Residential Letting Act and the Consumer Protection Act (CPA).
