Final meeting with clients and builder before breaking ground on a new construction from Taylor Morrison. I’m down at the Fields at Looking Glass development, south of Parker. My clients received a completely finished basement on this home, paid for by the builder. Incentives are currently strong— credits, rate buy downs, and even finished basements can be negotiated.

Here is a great example of what is happening in the new build construction market all over the front range of Colorado. I was referred by an old Chardon High School friend to choreograph the relocation of a military family in Tampa, out to Buckley Air Force Base in Denver.

We vetted out multiple builders in the Parker area, and they settled on the Fields at Looking Glass development from Taylor Morrison. My clients flew out to Denver, picked out a lot, and designed their home with the builder.

Next, we got their house sold in Florida. Followed by a big move to a temporary rental to get their kids rolling in Douglas County schools. During this time, the excavation of the lots was taking place, and the development was coming together with utilities being installed.

When my clients saw the final elevation of the lot they bought, they were not pleased. The neighbors above them were staring into their yard. We then began negotiating with the builder to switch to another lot.

The market for new construction was competitive in the Spring market. Lot premiums were being bid up, and procured in a bidding process. Interest rate risk drove many buyers away from new construction, changing the market this Summer. Incentives to the buyer, from the builder have now returned.

When we renegotiated the lot change, Ben & I also pushed for our clients to receive the current incentives offered from Taylor Morrison. The incentive package totaled over $62,000+ of builder upgrades. Including an incentive for a completely finished basement.

The original contract was terminated, with the buyer retaining their earnest money. And a completely new deal was originated with happy buyers spending their money on fireplaces, EV car charging station, and other fancy upgrades.

Super pumped to advocate for this family and get them the result they wanted for their transition to Colorado. Got a ways to go, but can’t wait to see this place in early 2023.

Prior to working in real estate, Marty worked as an operations manager for Vail Resorts Management Company at Beaver Creek where he managed transportation for world class events like the Tough Mudder, the Town of Avon Salute to the U.S.A. Fourth of July celebration, and the 2015 World Cup Ski Race. The experiences in customer service and relationship management in the Vail Valley paved the way to move to Denver and pursue a career in real estate.

Marty spends his free time traveling to see family in the Midwest and to fishing beaches on the east coast. He and his wife enjoy summer weekends on their property on Lake Hattie in Wyoming.
