Every transaction is special in its own unique blend of ways. So grateful when the phone rings and it’s a referral from one of my Realtor partners across the country, especially a fellow northwest agent.

And then it’s so much fun to show people who are moving to Eugene the town I love so much, to make new friends, to talk about life and family and parks and good walks.

I also enjoy the challenges of working with buyers from afar, doing Facetime and Zoom showings, using my words to help a buyer feel themselves in a home as much as showing a video of it if they can’t be at every showing, putting the phone on the dashboard of the car and “driving them around the neighborhood” to show them where they’d walk the dog and where they’d grocery shop.

And then of course, knowing when to take a look “just in case” at a house that might not have checked all the boxes, but instinct tells me is a great fit.

Working with a really nice agent on the other side , who clearly enjoys her clients as much as I enjoy mine.

And then helping these happy new Eugenians get the house painted, the floors replaced, a piano moved, and all measure of other things before they arrive for good!

Home buyers are allowed to get frustrated (at least sometimes) when the right home isn't on the market but they need to buy now, or it is on the market but they get outbid, or it's the perfect house but in the wrong location ... it is truly not easy to buy a home much of the time!

BUT! Your Realtor's job is to to keep calm, positive, encouraging, focused on the end goal, and most of all to continue to educate about the market, about neighborhoods, about pricing, about aggressive offer strategy.

Friends. I do not have a crystal ball, I am not a witch. But I do listen to every economist, I read every economic article. I feel and understand real estate in my bones. So listen. I listed this home in September. All data lead me to the initial list price (quality of home, location, size, amenities, updates, how it compared to others sold, sold prices over the previous 6 months). But at the very moment we listed the house, mortgage rates increased. Buyers got nervous, took a pause. So we made the house more attractive (ie less work needing to be done by a buyer) - new kitchen appliances, staged so one could visualize the space better. Sellers lowered the price. Sellers offered a credit to buy down the rate for the buyers. And yet - this lovely home sat, unsold. Every open house well attended, but buyers said - we are just starting to look; we are not sure rates have peaked; we want a deal. Every time I compared against anything for sale in all of Eugene at this price point, I said, this home is better built, better laid out, better all around. Well ... the sellers are motivated. They have moved to their next place. They hope to buy where they are, soon. They want the best people to live in and love this home that they have loved. They understand a weird market that is coming after an unprecedented pandemic. So they have lowered the price to $568,000 WITH an additional $10,000 contribution to buyer closing costs, rate buy down, etc. So if monthly payment is an issue - buy the rate down. Permanently (my vote) or temporarily. If you are one who wanted grass in the back yard or felt the neighboring home was too close, use that credit to add sod and landscaping (see virtual photo in listing). But buyers - take advantage of this time in the market! Negotiate! Try to find a home that will give you immediate equity! Again, I have no crystal ball. But I pay attention, I read, I research, I listen. It seems rates have peaked. It seems we will see a steady reduction in 2024. It seems the best the fed wants to do is around a 6% to 6.5% rate (and there will be ups and downs and buyers can hope for a little blip into the 5s). But it is not going back to the 3s. They made a mistake. Now - another pandemic? Another wild adminstration? Sure maybe who knows. But in an educated you can count on it way - I don't think so (no crystal ball). So anyhow - this lovely listing at 2010 Holly. If you were waiting for a price reduction, here it is. If you think it will go lower, I don't think it will. The plan is to remove this home from market in a month and bring it back in early spring, when rates have lowered a smidge more, birds are chirping, and buyers have realized they really do want to buy a home in this amazing city - at the correct market price of 575k ish give or take. I personally think this will be the market all over Lane County come March - multiple offers again, raising prices, which raises payment (same as a higher mortgage rate raises payments). So if you do want to buy, and are on the fence, I really think (not a witch, no crystal ball, just a well read realtor) the next 4 months are a sweet spot. Whether it's this lovely listing or any other home. But I encourage you to take a look at this home. Because it's really great.

SOLD!

I met this dear client at an open house maybe in my second year as a Realtor. He held onto my card, called maybe a year or two later (what a great feeling to be remembered like that), and since then I've helped his daughter buy and sell a home, helped him buy and sell, and made a truly great friend.

This historic house was a complicated sale. The seller had intended to live there and spent many months doing all the tiresome leg work with the city to get his vision approved. And then, life changed directions and he wanted to sell - but the home renovation was incomplete. We listed it with the caveat that he would be willing and able to complete items to the buyers and their lender's specifications, so that it would finance. But the initial showings were of an unfinished home.

It was my job to paint the vision for the buyer, to let the buyers agent know that they could trust this process.

Those who have worked with me know that I always say yes, and almost enjoy the challenging homes more than the easier ones.

We were so lucky to receive an offer from lovely, lovely buyers, who were working with an experienced broker Ron Blaquiere, and a creative lender with Guild.

So what sounded on paper like a very challenging sale - when infused with communication, flexibility, every party working together - became a really great experience. I would hope they all can feel like this when they close.

With memories and moments that were the heart of their former owners. And they are an empty vessel for their new owners, ready to be filled again. This home and its owner became so special to me. To learn about a family history and a family future, to understand how a home was carefully pieced back to its perfect self, to think about the decades of weekend projects, to see the 3 fir trees towering above the hillside that were all planted as seedlings brought home from grade school children now long grown.

Not the easiest transaction by any means, but a very, very rewarding one. The new owners will be so happy there.
