US rental vacancy rates have jumped to 6.7% in April, to their highest level in 4 years.

This is almost as high as in September 2017 when vacancy rates reached 6.8%.

Since October 2021, vacancy rates have surged by 3 percentage points as prices have been increasing.

Meanwhile, the inflation rate for renters remains elevated and increased by 5.7% year-over-year in March.

The median rent price in the US is near a record $2,100/month.

Before Fair Housing Laws: William J. Levitt refused to sell Levittown homes to non-Caucasians. The FHA, upon authorizing loans for the construction of Levittown, included racial covenants in each deed, making each Levittown a segregated community.

The first black family, the Myers, who bought a second-hand house there in Pennsylvania, in 1957 experienced attacks on their house, and up to 500 people gathering outside their house. Martin Luther King met with the family, and their plight led to legislative change. They stayed for four years until William Myers, a World War II veteran, got a job elsewhere.

Now, the median household income is $74,580 and the median home price is $468,000.

This means it takes roughly ~6.3 years of household income to buy a home.

In less than 40 years, home prices relative to income have nearly DOUBLED.

Baltimore, Maryland, city officials approved a program that would sell city-owned vacant homes for next to nothing at $1 for some applicable residents. According to the Department of Housing and Community Development (DHCD), the Fixed Pricing Program was created to combat the more than 13,500 homes in Baltimore that are vacant.
