Appraising in Arizona can be HOT! Even when the market isn’t, but one of the hottest real estate markets this year is in Scottsdale. Its beautiful desert and mountain views provide the perfect backdrop for some of the most stunning homes!
No wonder Frank Lloyd Wright found it to be the perfect place to build some of his masterpieces! It all began after visiting Arizona in 1928 to consult on building the Arizona Biltmore and in 1937 he built Taliesin West, his winter home. (Pictured top)
Here are some recent stats for Scottsdale’s real estate market and a fun fact!
The average home value in Scottsdale stands at $823,008, marking a 5.7%increase over the past year. Homes typically go pending in approximately 29 days.
FUN FACT: Scottsdale’s original name chosen by founder Winfield Scott was Orangedale because of being known for its citrus fruits, but it was officially changed to Scottsdale in honor of its founder.

As appraisers we are always analyzing market data and gathering knowledge of our market areas. I had the opportunity recently to tour the Sun City Museum to gain some additional insight and it was so fun to learn the history of how Del Webb created a “Community that changed a nation!” What a wonderful experience to step back in time and view housing in 1960!

The 860 sf “Kentworth” model sold for $8500 with optional upgrades of a golf course lot $1250 and air conditioning $600...
that’s a total sale price of $10,350! WOW!

Here’s a fun fact!
All the Del Webb homes built south of Grand Ave were built with concrete block construction however when a supply shortage for concrete blocks hit, Del Webb made a decision to shift construction methods to avoid delays in construction and all the homes built north of Grand Ave were then built with frame wood.

As we enjoy the beautiful spring in Phoenix, it’s time for the 1st quarter housing market round up.
As reported by Freddie Mac, the 30-year FRM averaged 6.88%as of April 11, 2024. Historically, ARMLS reports the highest yearly total for accepted contracts in the 30- day window between late March and late April. As of 04/19/2024 rates have jumped to over 7% again. March was our highest number of sales since June of last year.
Now as we move through the 2nd quarter we will see if the increase in pending sales continues with the possibility of higher interest rates for longer.

This past month we celebrated our 25th Anniversary at eAppraisal Company, Inc!

In October 1998, we opened the doors of West Michigan Appraisal, Inc in Grand Rapids, Michigan. The company later became known as eAppraisal Company, Inc. when we launched a new location in sunny Phoenix, Arizona.

Over the past 25 years, we have experienced firsthand all of the many ups & downs in the real estate markets and the changes within the appraisal industry. Even with those changes we were able to expand into different markets including Phoenix, Tucson, and Prescott, AZ; Orange & San Diego Counties, CA; Detroit, MI and even Dallas, TX for a while! With all the changes and expansion, the one constant has been eAppraisal Company’s mission which is to provide Fast & Accurate residential appraisals with the most Professional, Personal & Honest Service to all of our clients!

Maintaining this level of service would not have been possible without the hard work, commitment and dedication of our staff and appraisers over the years.

We would like to thank everyone who was or currently is a part of our team. We would also like to thank all of our clients who have partnered with us over the years, who have helped in making eAppraisal Company, Inc. a success! We truly value each and every one of you!
