Our broker Kristen just bought this investment property, and we can’t wait to see what she does with it!

She told us she has three options:

Renovate and sell as a SFR with an ADU basement
BRRRR - Renovate the top floor and add an ADU in the basement. Then rent it back to the former owner (a large, local corporation) with a master lease for both units and do a cash-out refi.
Similar to option 2, but instead lease the units individually and self-manage. Eventually build a 3rd detached unit in the backyard.

Nothing makes us happier than watching our friends succeed!

This includes our broker, Kristen. She’s no stranger to real estate investing and just closed on another off-market acquisition!

Kristen had to bring her A-game for this one. A common misconception is that the highest offer gets the deal. But that wasn’t the case here. Kristen had to get creative.

To get the seller what they wanted, she partnered with a friend licensed in Washington to find the seller a new home that needed a full renovation. Kristen referred the seller to a great construction team to rehab the new house. She closed on the property and offered a five-week free rent back to give the seller enough time to complete renovations and move. It was a win for everyone involved!

Kristen is so excited to take possession of the property later this month. Check back for before and after photos of her planned renovations.
