This family will only be paying 3.625% interest on their mortgage next year.

They fell in love with this home and like everyone right now, they were concerned about their monthly payment at current rates. But instead of waiting until rates drop and then entering the market with everyone else, they decided to get in now while they still had some negotiating power. It was the perfect situation to use a temporary buydown, in this case a 3-2-1 Buydown where their rate will be 3% less the first year, 2% less the second year, and 1% less the third year.

Check out how much they are saving on their mortgage over the next 3 years:
- Year 1: $1308/month
- Year 2: $895/month
- Year 3: $459/month

The only trick with these temporary buydowns is they need to be seller paid. On a $710k loan, this required a seller credit of $32k, which the seller granted them in exchange for a slightly higher purchase price. The higher purchase price only added a few hundred dollars to their overall mortgage, but the drop in interest rate saved them far more than that so it was a worthwhile trade!

Of course there are no guarantees, but odds are very high that they'll be able to refinance into a permanently lower rate before they ever return to that 6.625% note rate in Year 4. These temporary buydowns are more cost effective than permanent rate buydowns and simply buy you some time until rates come down again.

I’m over the moon for our clients and their kids who now get to call this home. They had originally planned to sell their condo first and buy later, but this house snuck up on them one Saturday afternoon as the great ones tend to do!

We quickly needed to figure out the best way to structure their VA loan yet still make a competitive offer despite not yet having their anticipated proceeds from their sale. Their realtor did an amazing job negotiating and we had the loan done in 12 days so they could close early and move in immediately - onto their next adventure!

Just wrapped up a reverse mortgage and wanted to share this client's story because I know reverse mortgages aren't for everybody, but they can be really life changing for the right people.

This woman and her husband worked their whole lives to pay off their mortgage, but she's been struggling with some debt since his passing. The last thing she wanted was to sell her home and have to start over in her 80's.

Thanks to this reverse mortgage she won't have to-she had plenty of equity to pay off her debts and secure a line of credit to live off of moving forward. Unlike a home equity loan, she doesn't have to make payments on this reverse mortgage loan (she will continue to pay her tax, insurance, and maintenance costs.)

Her son was there with us on every phone call and email along the way. This was a massive relief for him to know she'll be secure in her home and he won’t be inheriting a debt, since these are non-recourse loans.

A LITTLE PERSPECTIVE ON THESE VOLATILE RATES 💭

Whenever interest rates increase, would-be buyers decide to pause and wait. Understandably so! High interest rates mean you can afford less.

However, when rates do come back down, these buyers will flood the market, increasing competition again. We are already struggling with low inventory as it is, and the added competition will drive home prices up.

MY POINT IS: If the right home appears and you qualify for the payment, just know you will always have the opportunity to refinance when rates drop. What you want have the opportunity to do again is to get THAT house at THAT price.

Instead of timing the market, focus on time IN the market.
