Regarding the last Quarter ( Q2 ), Dubai's off-plan market remained a powerhouse, accounting for a substantial 63% of all property sales.

Despite a modest 5% increase in launched units, transactions surged by a remarkable 212% year-over-year. This robust absorption rate underscores unwavering demand.

Key Highlights:

Apartments: 23,089 transactions

Townhouses: 1,867 transactions

Villas: 494 transactions

Launched projects: 78 (Launched units: 19,156)

Completed projects: 27 (Completed units: 8,702)

What are the costs associated with purchasing a property in Dubai? 💰🤔

Any property, ready or off-plan, must be registered in Dubai Land Department (DLD) which asks for a fee currently equal to 4% of the value of the property.

Every time there is a re-sale therefore, the buyer is required to pay this Fee.

In some projects under construction (Off-plan, Primary market) for sale directly by the Developer, there are sometimes temporary offers, like the full or partial waive of the DLD 4% Fee.

Furthermore, on the Primary market the buyer will not be subject to the payment of any commission to the Broker (2% plus VAT into secondary market).

As we often say, one of the best timing for expert investors to make purchases on the secondary market is just before the delivery of the project, when sellers are required to pay the balance to the Developer (usually from 30 to 50%).

In these moments some sellers may not have the cash needed for the settlement and, to avoid the cancellation of the contract and the loss of the amount paid so far, they are forced to resell quickly and at good prices for the new buyer.

Quali sono i costi associati all'acquisto di un immobile a Dubai?

Qui non esiste il concetto di prima o seconda casa, come in Italia, e qualunque abitazione, in corso di costruzione o pronta, va registrata obbligatoriamente a nome del compratore presso il Dubai Land Department (DLD) che chiede una Fee pari attualmente al 4% del valore dell'immobile.

Tutte le volte che vi e' una compravendita di un immobile, quindi, il compratore e' tenuto a pagare questa Fee al DLD.

In alcuni progetti in costruzione (mercato Off-plan, Primary) in vendita direttamente dal Developer si assiste alcune volte e in alcuni momenti dell'anno ad offerte o agevolazioni temporanee.

Un tipo di sconto a cui si assiste spesso sul primary market, quindi stock diretto dal Developer, e' proprio lo sconto totale o parziale della Fee del 4% da versare al DLD.

Inoltre sul mercato Primary il compratore non sara' assoggettato al pagamento di alcuna commissione al Broker che, al contrario, sul secondary market (rivendite sul mercato) avra' diritto a una commissione del 2% oltre IVA dal compratore e, in alcuni casi, seppur poco frequenti, anche dal venditore.

Come diciamo spesso, uno dei momenti preferiti dagli investitori seriali per fare acquisti sul secondary market e' poco prima della consegna dell'immobile, quando i vari titolari dei contratti sono tenuti a versare il saldo al Developer, dovendo pagare in molti casi una somma pari al 30-40 o anche 50 percento del valore totale dell'immobile ormai pronto.

In questi momenti alcuni venditori potrebbero non avere la liquidita' necessaria al saldo e, per evitare la cancellazione del contratto e la perdita di quanto versato finora, sono costretti a rivendere velocemente e a prezzi vantaggiosi per il successivo compratore.

This nice and ironic sentence that, as residents, often listen to in some commercials here around Dubai wants to express the opportunity that this place can offer to everyone.

True, Dubai can offer a lot to a big number of families, individuals, looking for an employment or looking to open or relocate their business here, in really many different market areas.

As we operate in Real Estate Market and I have colleagues doing the same Job in my home Country (Italy) let’s compare these 2 markets to understand how competitive is Dubai Real Estate Market and why is really hard to start this profession in this City.

2024 Italian Population: 58,7 million

2023 Real Estate Sales transaction: 709.951

Number of Licenced Brokers: 53.124

2024 Dubai Population: 3,7 million

2023 Real Estate Sales transaction: 133.000

Number of Licenced Brokers: 19.959

So in Italy we have a realtor every 1.104 residents.

In Dubai we have a realtor 158 residents.

But we know very well that unfortunately here a lot of individuals are in the middle of many deals, as “freelances” so thousands of brokers are still not registered and data cannot show them, as other many individuals that are involved as middlemen and that do real estate as a second or third job.

So I honestly think that in Dubai there is a “realtor” every 50 individuals.

Can you imagine how tricky it is?

This is why I expect soon new regulations coming to the market in order to regulate more this Market and Create more entry Barriers that can give professionals a higher quality business environment.

We love to compete in a regulated business arena and we are happy to see that the leadership in this Country is doing a great Job in this direction.
