This morning I attended an auction on behalf of a client who was flying overseas at the time.
I was clearly instructed what was the bidding limit - a figure my client felt was more than the property was worth.
But the limits was a round number.
One other bidder and I crossed bidding ‘swords’ until my client’s limit, then the other bidder added a relative handful of dollars (less than 5% more).
So here’s a useful tactic for bidding at auction:
Always set your bidding limit just a little above any round number by perhaps 4% to 5% provided you can stretch to that amount.

Adelaide house prices continue to rise.
CoreLogic's quarterly chart pack indicates Adelaide median house prices have risen a little over 15% to the end of June.
Meanwhile, CommSecs July "state of the states" reports that SA's job market, dwelling starts and construction activity put our state at the top of the list in economic momentum.
Meanwhile, new property listings are up slightly, and properties are selling a little more quickly.

Of course, these statistics are true overall.
But they're based on thousands of individual transactions, each involving a seller (usually with an agent) and a buyer (typically unrepresented).

Many if not most buyers enter the process of buying a piece of real estate with little or no recent experience, while the agent for the seller is in this situation several times every month, or even every week.
It's how they earn their living, so they're good at it!

As a buyer, always remember that the agent, no matter how friendly, is working only for the seller.
Their focus is to find the buyer who will pay the most, as soon as possible.

Ever-increasing regulation and complexity tend to put buyers at a disadvantage, compared to property sellers.

So it makes sense to consider using an experienced buyer agent to handle the process.
It'll save you time and reduce your stress, and - even in the current market - may save you money as well.

Interesting that, according to SQM Research, total April property listings in Adelaide were down 8.7% from March, and down 12.2% from April ‘23.
There were 3,756 NEW listings in April compared to 4,162 in April last year.
Asking house prices were down a little, while unit asking prices continue to climb (up almost 15% from 2023).

Fewer available properties means among other things that having an experienced, well-established buyer agent in your corner could be invaluable in your search for your next home or rental property.
