- It was constructive dialogue all round when meeting at Parliament House with Qld's Shadow Minister for 🏠 Home Ownership, David Janetzki MP last week.

Due to high interest rates limiting borrowing capacity and a requirement of a 20% deposit - far too many across are being locked out of the market.

✅Topics discussed on how the current challenges faced by first home buyers could be eased included - increasing Qld's FHB Stamp Duty exemption from $500K to $750K. And with the median house price for Brisbane sitting at approx $910K the case for implementing a sliding scale for a purchase above $750K.

✅Not everyone has parents in a position to support their children with purchasing property, so we discussed alternative financing options that are not reliant on the bank of Mum and Dad. Along with the concept of FHB's Superannuation balances being used as security for 20% deposit without the withdrawal of the funds.

✅Relaying client’s case studies and their frustration with the current system gave urgency to a need for change. The Shadow Minister's interest in face-to-face meetings with first home buyers who are struggling to secure a place to live and hearing their life experiences first-hand was encouraging.

Prices rising in 88.4% of suburbs 💥

🔄 Australia has hundreds of different property markets, which are often at different points in their cycle, so it's common for there to be many markets where prices are increasing and many where they're decreasing. Right now, though, the vast majority are in growth mode. 📈

An analysis of 4,625 house and unit markets around the country by CoreLogic found that 88.4% experienced median price increases over the year to February 2024.

That compared to 52.9% in July 2023 and 39.1% in February 2023.

The reason prices have risen in most markets over the past year is due to an ongoing imbalance between housing supply and demand.

Despite inflation & interest rates soaring, the latest RBA report reveals a surprising trend: most borrowers are keeping up with their debts.

Home loan commitments are on the rise!

In February, borrowers committed to $26.40 billion in new mortgages, marking a 13.3% increase from the previous year.

Owner-occupier loans accounted for $16.87 billion, up 9.1% from the previous year, while investor loans surged by 21.5%.

As property prices continue to climb, more buyers are entering the market, driving up loan sizes.

Nationally, it now takes 4 years and 9 months for a couple aged 25-34 to save a 20% deposit for an entry-level house.

This is actually faster than a year ago! Of course, it's not because of falling property prices; rather, it's because earnings power (through a combination of higher wages and higher savings account interest rates) has grown faster than property prices have. 💡

🔍 The latest data from APRA sheds light on three shifts in the housing loan landscape over the past year:

1️⃣ Investors are on the rise! 📈👨‍💼 In December 2023, investment loans surged to 32.4%, up from 30.2% the previous year. Meanwhile, owner-occupier activity dipped slightly from 67.7% to 65.6%.

2️⃣ A sharp decline in borrowing with a debt-to-income ratio of 6 or higher (e.g. someone on a $100,000 salary borrowing $600,000 or more) plummeted from 11.0% to just 5.6% in December 2023.

3️⃣ Loans with an LVR of 80% or more increased from 30.6% to 31.4%.

Stamp duty costs rising due to 'bracket creep' 👎

Research from PropTrack shows a significant increase over recent decades. In the 1980s, covering stamp duty took about a month's work... if only!

Now, it's...

😱 six months in Sydney/Melbourne,
😩 five in Adelaide
😒 and four in Brisbane.

Last year, almost all buyers faced a stamp duty rate of at least 3% of the sale price, a stark contrast to the '90s.

Reasons behind this surge?
Property prices had grown faster than incomes and 'bracket creep' happens because the price brackets have been updated only infrequently and because home prices have grown, often substantially, since the brackets were last set.

That said, not all home buyers have to pay stamp duty at the full rate; some first home buyers don’t have to pay it at all ... we can help you crunch these numbers.
