The Reserve Bank of Australia has increased the cash rate by 25 basis points (that's financial lingo for 0.25 percentage points), taking it from 0.1% to 0.35%; making it the first rise since 2010. So, you may be wondering, why have they increased the cash rate? And what does this mean for the Real Estate market? Or what is the cash rate and is it the same as the interest rate?
The RBA is Australia's central bank. It conducts monetary policy, works to maintain a strong financial system and issues the nation’s currency. It acts as a banker to the commercial banks and the government.
The main reason the RBA decided to increase the cash rate is inflation. Inflation has taken off, for a few reasons. One of the main reasons is the unconventional monetary policy tools that were implemented following the onset of COVID-19.

A common question that gets asked is whether you should buy a house or a unit?

Have you ever wondered what the pros and cons of buying a house vs a unit are?

Well, it depends on what your goals and objectives are with buying a property. From a pure investment perspective, on average, a detached dwelling (house) is the best investment as it experiences more capital growth.

Other factors to consider with units are developers coming in and building multiple units which increase the supply (losing that scarcity factor), extra costs that can come with units and the lower amount of land associated with it.

When push comes to shove, many people don't follow through with purchasing an investment property. But with planning, you can change that.

1. Speak to a bank or mortgage broker to see how much you can borrow. Get your pre-approval done & ensure you have enough deposit saved to buy the property within your budget.

2. Set your goals. Write down what you want to achieve not only with this property but with any properties that you plan on purchasing in the future.

3. Build your A star team of industry professionals. You need to have the right people around you to guide & mentor you through your journey. Having the right team can mean thousands of dollars saved in potential mistakes & other cost savings through price negotiation, buying in the right location & many others.

Do you want to pay less on interest over the life of your loan? When using an offset account, your monthly repayments generally remain the same in dollars, despite being charged a smaller amount in overall interest. However, because the amount of interest added to your loan is reduced, you pay off your loan much sooner. You could shave months or years off your loan!

When a bank or lender is assessing your application for a loan, they calculate your serviceability. They essentially gauge your ability to pay off a loan. They do this by looking at your income and expenses (among other factors) and determining how much you could comfortably afford to pay. You should always look to improve your serviceability.

We've all got an uncle/aunty or two who remind us of how they were about to invest in what is now a very expensive suburb back in the day but then blah blah blah happened. Don't be that uncle/aunty that goes on to tell the next generation the exact same thing.

The long term average compounding annual growth rate for real estate in Australia is 7.25% (RBA). If you go by 7% to be conservative, if you buy a property for $500,000 today, it will be worth $983,576 in 10 years.

All it takes is ACTION. Don't try to time the market, be in the market.
