If you're thinking about investing in property, you may have come across the term 'cross-collateralisation'.

What it means is that you use more than one property as security for your mortgage, instead of the usual one property (i.e. the property that you're buying).

What this could look like, as an example, is if you owned your $1M home outright (congratulations!) and you wanted to buy a $500k investment property, but didn't have the 20% cash deposit, you could offer your $1M home as security.

This would mean you'd be borrowing $500k and that this loan would be secured against two properties worth $1.5M in total, meaning you wouldn't need to pay lenders mortgage insurance.

Wondering how long you'd be locked into your home loan? Well, assuming you make only the minimum repayments, you'll be paying back your loan for as long as the home loan term.

The home loan term is the length of time you and the lender agree your loan will be paid back by.

Home loan terms usually range from 20 to 40 years, with 30 years being fairly standard.

There are about 13.3 million credit card accounts currently open in Australia.

Sounds like a lot, but it's actually down 20% since 2018.

We're thinking this has got a lot to do with people wanting to improve their borrowing capacity when applying for a home loan, along with the rise of Buy Now, Pay Later services which promise interest-free terms.

Interestingly, while there are fewer credit cards, they're now used for more transactions than ever.

Just remember, a credit card can be useful (especially if you're points hacking), but it's not something you want to pay interest on.

And here in Australia, having a credit card does not help you build your credit history. If anything, if not used responsibly, it can damage your credit file.
