After photos on Wallarah Parade in North Lakes tidying this house up to be put on the market in the next few weeks.
Dlx colour Jarrah used to the front render and letter box externally. Internally, Dlx Whisper White used on main area ceiling (in Flat) as well as some architraves and skirting (in gloss).
All walls throughout completed in Dlx Russian Toffee.
Haymes ultra Premium paints used for a better finish.

Some timber maintenance, two privacy screen sanded back and painted (create longevity) and stair treads freshened up.

Nice little project in Murrumba Downs today.
Front door and frame both sides as well as the stringers, risers and skirting (treads will have flooring laid on them) through a staircase.

Last stage completed on Topaz St, Mango Hill.
Hogs Bristle Quarter to walls, half builders to everything else..

Fun couple of weeks completing stage two and three on Topaz St, Mango Hill.
Three air conditioner units removed from walls due to switching to ducted air, as well as a plumbing leak into a robe kept my plastering trowel and hawk busy.

Rear bedrooms, wet areas, hall, kitchen and dining area now completed in Hogs Bristle Quarter and Builders White 3/4 strength.

Getting started at Topaz Drive Mango Hill on a project that really commences in a couple of weeks time. Had some time available so painted the garage so they have a place to put some furniture in the near future.

Edwards Dr Albany Creek.
The exposed ceiling in lounge wasn’t touched.
Everything else however has been repainted in Natural white and half builders white.

I’ve been applying yearly maintenance coats on this deck since 2015. Usually I’m coating this deck in November, however the owner realised some boards needed replacing so I needed to wait until that was completed.
Job is now completed.🙂

Maintenance work on Morfontaine St, North Lakes.

Some interior walls upstairs refreshed, most walls, doors and frames downstairs internally painted too.
Externally the timber slats were prepped and double coated in water based decking oil for durability and two coats of Rendershield (membrane coating) applied to the front rendered walls to protect them.

Water based enamel is a solid upgrade from the old smelly and harmful oil based Alkyd that painters once used.
However I’ve never been a fan of the finish as it is just shiny and the painter in me just wanted to see more out of it.
I tried Haymes Elite Trim Rapid (a water based alkyd rather than the new water based acrylic enamel versions on the market) last year and really prefer it.
It’s great to see depth to the finish rather than just shine, as it finishes like the old oil enamel but without the added overbearing fumes and headache that comes along with applying it.

My opinion though..

Back at Allenby Cct, North Lakes repainting ceilings I completed a year or two ago as the owner removed the old lights and replaced them with new downlights.

Glenrock Parade North Lakes completed.
A shower leak damaged surrounding walls and trims so I painted them out in their original colours, plus painted the walls around and inside the cupboard in the garage.

All refreshed and back to normal.🙂

Sandgate project completed.
Scraped back flaking paint attached to the fibrous plaster, some patching required with two cracks set, a Bondcrete coat 10-1 followed by two top coats of ceiling paint to ceilings and low sheen to the two frieze walls.

Macquarie Dr, Petrie just finished.
Called to repaint the water damaged ceiling in the main area as well as repaint the front door, garage entry door, bed 1, ensuite and walk in robe.

Staircase handrails and posts sanded and revarnished.
The stairwell walls in low sheen and the stringers semi gloss enamel in the colour Lexicon as well as the front door oil based undercoated, followed by three coats of water based enamel semi gloss in a colour called Brown Leaf.
