The word "MEDIAN PRICE" gets used alot in real estate, but what does it mean?

Let's break it down! 🏡

The median price is the middle point in a list of property sales or rentals. Imagine lining up all the homes in an area from cheapest to most expensive. The median price is the one right in the MIDDLE.

Why do we care about the median price? 🤷‍♀️
Unlike the average price, which can be skewed by super high or low sales, the median gives a more accurate picture of the typical home price.

So, what's the difference between median and average price? 🤔
The average price is the total of all sales divided by the number of properties sold. This can be misleading if a few properties are much more expensive or cheaper than the rest. The median price avoids this issue by focusing on the middle point.

How do we use the median price? 🤓
The median price helps us understand buyer habits and market trends. If the median price is rising, sellers might expect higher offers soon. If it's already high, prices might stabilise.

"There are signs the rental market is easing as Perth’s median rents remained unchanged for the second month in a row." REIWA CEO Cath Hart said the latest data showed the median weekly dwelling and house rents held steady at $650 per week in May, while the median unit rent was stable at $600.

“Members are reporting properties in higher price brackets taking slightly longer to lease, with fewer offers of higher rent and, in some cases, discounting,” she said.

“There is some new supply coming onto the market, particularly in the northern corridor. Plus, some tenants are finally able to move into the homes they have built, which is also slowly freeing up some established supply.

So you have just purchased an investment property ... What should you be checking at your final inspection other than?

The final walk-through of your new home is an exciting time. It means you have successfully completed negotiations, inspections, and finance approval and are about to receive the keys.🔑

The final inspection is your last chance to do your due diligence and ensure that there are no issues that should be resolved before you reach settlement. The purpose of the final walk-through is to ascertain that the home is being handed over to you in the same condition it was when you agreed to purchase it.

Here are a few of the things you should check:

✅ 1. Make sure no damage has occurred since the time of signing the contract.

✅ 2. Check that appliances are still in working order and no new plumbing or electrical issues have popped up. While you aren’t doing a complete home inspection, you can visually check for obvious problems that should be repaired before you move in.

✅ 3. Confirm that all items on the contract of sale are still in place and haven't been removed, ie. dishwasher etc.
