This fortnight's horror story demonstrates why it is important to perform a thorough background check on your tenants.
It was my parent’s rental property, but I was the one that had to witness this horror.
My parents had a small rental property which was tenanted by a couple with one child. At first, they seemed very clean and would always pay their rent on time. However, a few months went by and my parents received a call from the property’s neighbours claiming that there was a terrible smell coming from the house. They believed the tenants had another family living there. My parents were meant to check on the property the next day however they kept postponing it due to being busy with work. That is until one day they received another call that the tenants had left during the night. My parents asked me to go there and assess the situation. As soon as I pulled up to the house, I could smell it. I had to go home and grab a respirator as the smell was terrible. I came back, opened the door and was absolutely appalled. There was faecal matter from pets all over the furniture, holes in the walls and the carpets were filled with stains. There was trash all over the place and I was shocked that one family could accumulate this much mess and trash the place so bad. That was until I went into one of the rooms and saw it. A room filled with mattresses. There was more than one family living here. I can’t remember the exact details, but my parents had to go through a lengthy court process to try to recover some of the money to fix the house. Luckily, they had insurance and most of it was covered but I am pretty sure if they could go back in time, they would have done things a little differently. And if I could go back in time, I wouldn’t have gone to the house that day.
The End of Financial Year is approaching, and here are six things that you must do before before June 30th.
Contact your accountant: Speaking to your accountant is best way to find out any tax implications, and associated expenses with your property.
Gather all your records: To claim expenses on tax, you must show proof through relevant receipts and documents. Compiling these documents early and organising at the beginning can make this process easier.
Think about making repairs: Repairs for investment properties are tax-deductible. Consider making repairs that you may have been putting off, and keep all documentation for claims.
Timing is important: Not all expenses are deductible during the incurred financial year. For example, if you sell a property before the 30th of June and make a profit, any CGT (Capital Gains Tax) is to be paid based on this year's income. If you have sold it after the 30th of June it'll count towards next year's.
Consider next year's interest bill to reduce taxable income: One way you may be able to reduce your taxable income this financial year is to prepay the next year's interest. Although, you'll need to have a fixed home loan separate from personal finance to meet this criteria.

This fortnight's horror story demonstrates how quickly situations can change which can leave you without income. This is why it is important to screen tenants before they sign the contract to ensure they are able to pay their rent even if their situation changes.
"I was managing my own property about 10 years ago and found a couple who appeared to be genuine and trustworthy (at least on the surface). Everything was fine and they were paying their rent on time, the inspections were perfect and both parties were happy as can be. However, about 6 months into the rental, the female became pregnant and subsequently quit her high paying job. This is when the troubles started to occur. The rent started slipping and then it stopped altogether. This was extremely concerning but I kept giving them the benefit of the doubt because they had been A1 tenants prior to this. I eventually got fed up and it was quite clear they could no longer afford to pay the rent. I eventually confronted them and told them they needed to pay their share of the rent or they would need to leave. They agreed and it seemed fine, however, without my knowledge they ended up changing the locks and completely cut contact from me. I ended up needing to go to court to have them evicted. It was a lengthy and costly process, one that I hope I never have to go through again. To make matters worse, when they were finally evicted, I walked into the house and it was absolutely trashed. I tried to give them every chance I could, I was extremely understanding of their situation and that was the thanks I got in return. The whole experience left me absolutely devastated. I still managed that property afterwards as I figured lightning doesn’t strike twice. I found a great tenant who was there up until the time I decided to sell the property. If I could do it again, I would probably hire a property manager to save myself the stress.

"I was looking for an investment property for several years and I had a very specific criterion. I found a house that ticked all the boxes and purchased it quite quickly. The tenant had been living there for a number of years and seemed like a genuine guy so I figured I would keep him there. He was paying a little lower than the rental market average for the area but I knew he was a reliable tenant, so I kept him in the house at the same rate he was paying prior. The house itself presented well, it was nice and tidy although I thought it was a little big for one person to be living there. Things were going well; rent was always paid on time and on the occasional drive past the house it seemed that it was kept nice and clean (at least from the exterior). One day I went there for a routine inspection (we had agreed on the date a couple of weeks before) and I was shocked to say the least. When the tenant answered the door I could tell he was surprised to see me, he must have forgotten about the inspection. When I walked in the house, it was an absolute mess. Food scraps laying around the house, dirty dishes everywhere, rubbish just laying around it was a nightmare. But one thing that stood out to me was the rooms which had previously been used as a ‘study’ and ‘spare room/junk room’ both had beds in them. I asked him about this and he tried to make up a story to cover his tracks but I wasn’t having any of it. I later found out that he had other people living there constantly who were paying him rent and the combined total was more than what I had been charging him. He was essentially living in my house rent free with others and making a profit from me. This combined with the state of the house was enough for me. I told him he must either kick them out, leave or pay substantially more in rent. He ended up finding another place and I assume they all moved there with the same setup he had in my house. I ended up hiring a property manager who found another tenant soon after who ended up staying there for the remainder of my ownership and treated the house with respect."

Time for another horror story!
"When I had my first interview with the tenant, she and her son presented nicely. They both seemed like friendly, kind-hearted, good people. I accepted them as tenants, and they moved in happy as can be. Everything was good, they were paying rent on time and inspections were superb. I lived around the corner from this property and would drive past each day to ensure the house was in check on my way to work.
However, as they say, all good things eventually come to an end. Six months after they moved in, the rent started vanishing and the excuses started appearing. I was given all the typical excuses but eventually each time the rent would come in (although quite late). The mother started calling me complaining about things wrong the house and demanded to have a discount on the rent. Small things like a sprinkler not working and a lightbulb going out turned into a massive issue which would need to be addressed by me before she paid rent. I started feeling negatively about these tenants as something just didn’t seem right.
Then one day, I was home and received a frantic phone call from her. “I was dusting the pergola and a piece fell off and hit me in the head. I’m bleeding everywhere.” She either forgot I lived down the street or didn’t count on me coming there to view it for myself. Within 5 minutes of that phone call, I was there. And guess what? No blood, no marks, not even a scratch. She was trying to get money out of me by making my house out to be unsafe. When this attempt didn’t work, she ended up moving out. I didn’t bother trying to hold her to the lease and was glad she was gone. That could’ve ended badly."
