REIWA President Joe White noted, "Our members in Busselton and Bunbury report properties priced between $600,000 and $800,000 saw the most activity over the quarter, with investors and first-home buyers still driving activity in this segment of the market.”

We all know finding a rental property can be challenging, so REIWA is expanding our Tenancy Training Program with the Cities of Swan and Rockingham. Our aim is to help people looking for their first rental or experiencing challenges, and new arrivals to WA who might not know the ins and outs of rental regulations here.

“We initially launched Tenancy Training with The Salvation Army to help vulnerable tenants transition from crisis accommodation to the private rental market and have gone on to work with a number of other charitable organisations", said REIWA President Joe White. “Our broader aim now is to empower all tenants to secure their housing future, and we’ve been seeking to bring the program to the wider community."

This initiative is part of REIWA's Community REInvest program, which is supported by member agencies who donate as little as $10 per month to get involved.

📊 JULY MARKET UPDATE: Perth’s median unit price has hit $450,000, matching the 2014 peak with a 2.2% rise in July. 📈 This marks a 12.5% year-on-year increase, driven by high demand for affordable units near the CBD.

"The median house sale price surpassed its 2014 peak in December 2022 and has been growing strongly since. The unit market was slower to react but has now matched its previous record. More price growth is expected in 2024, which is great news for unit owners," said REIWA president Joe White.

Median house sale prices also saw an increase, reaching $675,000 in July and are forecast to hit $740,000 by end of the year.

Reserve Bank of Australia has held the cash rate steady at 4.35%, unchanged since November 2023. The next review will be in six weeks.

2024 house price forecast upgraded to $740,000 - Perth’s median house price is on track to achieve growth of more than 20% over 2024, according to REIWA’s latest property market update.

REIWA CEO Cath Hart said the market continued to be driven by strong population growth and constraints in the building industry.

“WA recorded 3.3 per cent population growth in the year to December, which included about 79,000 net arrivals through overseas and interstate migration,” she said.

“That’s about twice the population of Baldivis, which significantly boosts the demand for housing."

Perth’s rental market remains stable, with median rent at $650 per week.

Annual inflation rose 3.8 per cent in the June quarter. The RBA meets next week, and we will have to wait and see how this affects their decision on interest rates.
