We spent some time this week around the intersection of Napoleon Street & Stirling Highway in Cottesloe, home to some fantastic coffee β and shopping options just off the Fremantle train line.

We're often asked to explain in simple terms what we do for you in the settlement process, so we've decided to try and sum it up in 6 dot points:
1) Arrange and complete settlement utilising the national electronic platform known as PEXA and disburse funds in accordance with your instructions ensuring that all documents are registered with the Land Titles Office.
2) Prepare all necessary documentation for you to sign, including a settlement statement that will either apportion current rates and taxes or include an amount to be held in trust pending receipt of the relevant accounts and attend to the stamping of the land transfer.
3) Liaise with your bank providing finance for your purchase or inform your bank of the sale of your home and request they prepare the discharge of mortgage for settlement.
4) Follow up on all special conditions relating to the offer and acceptance to ensure conditions are met and continually follow up all those involved in the settlement to avoid delays.
5) Arrange and attend settlement and exchanging documents and disbursing funds in accordance with your instructions and ensuring that the documents are registered with the Land Titles Office.
6) We advise your Real Estate Agent as soon as settlement has gone through in order that the keys may be handed over. We also keep you informed at all times of the progress of the settlement.

The Cook Labor Government will overhaul stamp duty concessions to help Western Australians buying their first home, with tax cuts to benefit almost 5,000 first home buyers each year and increase the maximum value of the concession to $15,390.
As part of the 2024-25 State Budget, the Cook Government will increase the first home buyers transfer duty concession threshold for established homes from $530,000 to $600,000, and the exemption threshold from $430,000 to $450,000.
This means Western Australians buying their first home will pay no stamp duty on purchases up to $450,000 and will receive a concessional stamp duty rate on properties valued up to $600,000.
Under the new system a first home buyer purchasing a $450,000 property will pay no stamp duty, providing a total saving of $15,390. A first home buyer purchasing a $530,000 home will receive the maximum additional saving of $7,180 under the revised thresholds.
The stamp duty reforms are expected to benefit almost 5,000 first home buyers each year, at a cost of around $20 million per annum.
The changes will apply to agreements entered into from today, 9 May 2024.
This is the first time the property value thresholds for the first home buyer transfer duty concession scheme have been amended since July 2014.
The measure forms part of the Cook Government's $1.1 billion housing and homelessness package in the 2024-25 State Budget, to boost housing supply and affordability across the State.
The stamp duty concession for established homes is complementary to the State Government's First Home Owner Grant - which provides a $10,000 payment to first home buyers who are building a new residential property - as well as transfer duty exemptions on vacant land for first home buyers of up to $300,000 and concessions up to $400,000.

BUYER'S GUIDE: Checklist for Writing an Offer & Acceptance

Are the correct and full names to match your identity written on the offer and acceptance?
β
If you are selling or buying as a trustee, have you had advice in writing from your accountant to provide the correct wording?
β
If you are purchasing as a trustee for your super fund, have you had advice from your accountant or superannuation specialist as to the correct wording? Double Stamp duty is one of the consequences of not getting it right.
β
Proposed settlement date - does it place you in a position whereby you may be burdened with penalties for not settling on the due date? Is the title in order for dealing or is the title subject to Landgates further changes or approvals?
β
Are all the due dates on the contract able to be met? Always leave further time when in doubt.
β
Do you know the real meaning of a CASH offer? If you intend using a bank to finance then there are pitfalls in using the word βCashβ when in truth the cash is not in the possession of the buyer.
β
Have you allowed enough time for finance approval? Minimum 21 days should be allowed.
β
Have you allowed enough time to settle after finance is approved? Minimum should be 21 days from finance approval date.
β
Be precise and clear when writing conditions. Always check for the what, where, by when, by whom, how much and the clear consequence.
