🔵In our blog this month, we're busting the top 5 depreciation misconceptions that we've come across in this tax season:

Misconception 1: Special Levies can be claimed as a repair - NOT TRUE. If the problem existed BEFORE you started to rent out the property, you can't expense it. You have to claim it back as depreciation bit by bit over 40 years.

Misconception 2: Depreciation can be claimed on second hand assets - NOT TRUE. If an asset has been used, either by you or by a previous owner of the property, the assets are considered second hand and depreciation cannot be claimed.

Misconception 3: Initial Repairs can be claimed as an immediate deduction - NOT TRUE. An initial repair is something you do to prepare to rent a property out. This is considered an improvement that you need to depreciate over time. To claim something as a repair, the damage must occur while YOU were renting the property out.

Misconception 4: A short-stay rental property can be depreciated at 4% - NOT TRUE. The nature of the property determines whether it can be depreciated at 4% - if you can live in the property full-time, it won't apply. What will? Motels and youth hostels with shared facilities.

Misconception 5: There's no depreciation to claim in older properties - NOT TRUE. Any residential property built after September 1987 will have depreciation that can be claimed. And most older buildings will have been renovated. You can claim depreciation on those renovations, even if the previous owners did those renos.

What is the difference between a repair and an improvement? It's a question we get a lot at this time of year, and it's important to get it right.

As a general guideline, if you make the property better than it was when YOU started to rent the property out, it's not a repair.

If you replace a complete Asset, like a stove, instead of fixing the old one, it's not a repair.

This would be considered an improvement, and you know what that means - yep, you have to depreciate that new stove over time.
