This page is dedicated to my property maintenance and handyman service. Here I will share both compl
A custom ,cabinet, made specifically to a predetermined size.
Full disclosure ,this is my own bathroom.
It had many issues ,not least of all broken pipes, under the slab.
Part of the process ,was removing the old ,small window and installing a bigger ,window.
As you can see a new lintel had to be installed and remedial brickwork done.
I learnt many lessons in the process.
I'm happy with the end result.
Splash back ,tiling job.
I'm really happy how it's turned out.
Well this one has been a challenge.
Despite the fact I've done a fair bit of tiling ,I've never done a shower ,before.
Basically ,there was a complete failure of the waterproofing ( Done in the days before proper ,membrane ,waterproofing)
Firstly it was removing the old broken screen.
Then removal of the existing tiling and wall sheeting.
The framework had rot in it from the constant exposure to moisture.
I cut out the affected areas.
Rebuit the framework.
Removed the water damaged hob.
Air chiselled out the existing floor tiles.
Resheeted the walls
A plumber was then engaged to replace the aging drains.
I built a new hob.
Then a qualified waterproofer was engaged to do the waterproofing.
I then manufactured screeding guides ,and set the screed with a sand cement mix.
Some days later I tiled the floor,( cold weather making for slow drying)
Finally I tiled the walls and hob.
Then new taps and shower rose were fitted.
A new screen will be installed by a local company ,specialising in fabrication of shower screens.
All in all I'm happy with the finished results.
My latest fit out ,a compact bathroom ,there was quite a bit of additional, framing needed to strengthen and straighten the frame work.
The tiles were done by another contractor ,however I did do the finishing touches ,architraves, and finished paint work.
A bit of bathroom ,regrouting this week, two bathrooms ,they look much better now.
Replacement of an old ,poorly constructed set of gates ,with a new custom made to fit ,gate.
Lots of work as whoever concreted the fence post in ,must have used half a truck load of cement.
It required hours on a jack hammer.
Anyway I'm happy how it came together.
This gate is the first time I've used ,fully adjustable, bearing hinges.
It makes opening and closing very easy.
A fairly simple job ,made a bit more complicated ,as the replacement line was too big for the allocated space.
So ,I modified the frame to allow fitment.
Home again, this last week has been a complete, repaint of a unit in Newcastle, this job was a joint effort, between myself and the owner,(an experienced painter).
I think the colour choice has really given it a lift.
I also replaced the rear door and modified the front door.
Lots of painting the last few months.
Two different houses.
Both full repaints.
Both required plaster repairs too.
Complete floor restoration , finished.
Damaged and broken tiles replaced.
The original grout was a sand/cement mix , as it used in an application not suited to this product,( over board flooring), it failed.
So ,I removed the remaining grout and regrouted the floor with a flexible grout.
This will give a lot more life to the floor.
If your bathroom ,is a bit tired?
Maybe a freshen up with new grout is all it requires.
In this case I've used a lighter coloured floor grout.
The walls have new white grout.
I think it's a big improvement.
Not all jobs are big ones.
Today I installed a mailbox .
As usual the posts are too short ,so I had to buy some steel pipe and weld it ,and attach it to the post provided.
I think it looks quite good.
A warehouse ,in need of repair, end of lease.
Repaired all the walls where machinery had damaged over the years.
Finally a complete repaint.
Something a bit different.
Replace rotted support timbers with steel , rebuild the deck ,sand with a commercial sander ,acid wash , pressure clean ,and apply two top coats of sealant .
Also a privacy wall received the same treatment.
I think it's a marked improvement ,and certainly safer and more durable.
Another one bites the dust.
Bathroom this time.
A client ,had a plumber fit a new vanity.
I was contacted to remedy the broken tiles.
My client was able to get similar tiles.
Unfortunately the originals were no longer available ,anyway I think it's come up ok.
This has been a very challenging job.
The house had been re-piered .
The walls needed a lot of modification to make straight.
Anyway I got there in the end.
For those who have seen the recent retaining wall I built ,this is part two , taratso paving tiled , entertainment area
I'm quite happy how it's all come together.
