Sneak peek • In 15 years of selling homes this gable cottage would have to be one of my all time favourites.
Why? It’s not that it’s the biggest house or the most lavish, but you walk inside and it just feels like home.

It’s not always about selling, I am more often talking to home owners about the strategy of keeping their property.
I just sold 155 Mary Street East Toowoomba which is a great example that I wanted to share. I first started talking with Jenny who owned this beautiful colonial 4 years ago. Jenny lived interstate, when I first spoke with her it was to get an appraisal of value, after visiting the home I let her know she had experienced a small amount of growth but it wasn’t enough to consider selling. We both agreed the best strategy for her was to sit and hold, but I tabled the idea that she should spend some money on landscaping the property and doing some freshening up inside (paint and fittings).
With the plan to hold the property I felt it needed these maintenance/improvements to be done so it didn’t cost her more in years to come. We also made the landscaping more appropriate for an investment property. At the time this was a significant investment of $12,000 - $15,000 and I helped co-ordinated landscaping quotes and kept her updated with photos of the work so she was informed the entire time.
Earlier this year I received a call from Jenny saying she wanted to sell, we had minimal things to do to prepare the home for sale (hard work was done 4 years ago) and the result was significantly above what she had ever hoped for previously.
It’s easy to see the homes we have for sale but what you don’t see are the families we are on a journey with behind the scenes.
