On Friday night our team attended the 2024 Master Builders Victoria Awards, with Project Napier nominated in the Best Custom Home: $600-$800k category. Up against some strong competition, we are absolutely thrilled to announce that we took home the prize!

ANSWER: Yes! All NSL contracts are fixed price with detailed plans and specification documents so there are no hidden costs!

FAQ #4 - Can you help with the design of my home?

ANSWER: Absolutely! At NSL Builders we offer a Design & Build service. We will work with you and our preferred architect or draftsperson to create and deliver your desired home on budget.

FAQ #3 - How long will building my home take?

ANSWER: The type, complexity and size of the project all contribute to how long the build will take. As part of our quoting process, we will complete a full schedule of the project and be able to provide you with an estimated completion date based on this.

FAQ #2 - How soon can you start building my home?

ANSWER: When we begin quoting your project we can provide you with an estimated start date. Once you are happy to proceed, have approved the quote and signed the contracts, we will then be able to enter your project into our construction schedule to give you a more concise date.

FAQ #1 - Do you build in my area?
ANSWER: We are based on the beautiful Surf Coast where most of our builds are located, however we will travel to the surrounding areas as necessary.

Introducing PROJECT MONTEREY ✨✨

We are extremely excited to welcome this renovation project to the NSL family!! Project Monterey is a complete renovation, excluding only the bedrooms, and transforms the existing dwelling into a stunning, open plan home. Major features include:

🏚️ Relocation and redesign of kitchen

🏚️ Redesign of all wet areas: bathroom, ensuite, laundry & toilet

🏚️ Removal of wall separating existing living/kitchen spaces

🏚️ Installation of new windows throughout, including redesign to include floor to ceiling windows in living/meals spaces

COMPLETION & HANDOVER
The most satisfying Stage of the Building Process for both YOU and US has arrived! Your build is fully complete and ready for you to collect the keys! Your NSL Dream Home awaits!! 
 
Please note that throughout various Stages of the Building Process, a progress payment will be required. Completion & Handover: 10%  (final payment).

PRACTICAL COMPLETION INSPECTION (PCI) 
Now for the fun part! At this stage your home is effectively complete, however we take you on a final detailed walk through to ensure you are completely satisfied with the build and your New Home. We review all key construction items and ensure all features of your home are functioning as expected.  
 
Please note that throughout various Stages of the Building Process, a progress payment will be required. PCI Stage payment: No payment required. 

FIT-OFF STAGE
The finished product beckons as the final details are added to your home! Walls and ceilings are painted and the wall/floor tiles are laid. All other floor coverings such as timber floorboards and carpet are also installed. The Electrical and Plumbing trades will be back to fit off the light switches/fittings and the taps/showers. Door hardware/locks and any final accessories such as towel rails will complete the Fit-Off.  
 
Please note that throughout various Stages of the Building Process, a progress payment will be required. Fit-off Stage payment: No payment required. 

FIXING STAGE
During the Fixing Stage the internal characteristics of your home begin to emerge!! The walls and ceilings are clad with plaster and the skirting, architraves and doors are fixed. All joinery is installed; such as your kitchen bench, bathroom vanity and wardrobe shelving and the waterproofing in wet areas will also be completed during this stage. 
 
Please note that throughout various Stages of the Building Process, a progress payment will be required. Fixing Stage payment: 25%.  

LOCK-UP STAGE
A landmark stage in the Building Process where the exterior of your home really comes to life! The roofing & external cladding will be installed along with all of the windows and external doors. Another important part of the Lock-Up Stage is the Electrical, Plumbing and Mechanicals rough-ins. This is where the electrical wiring, plumbing pipework (including gas connection) and heating/cooling ductwork is installed prior to the walls/ceiling being enclosed with plaster.

Please note that throughout various Stages of the Building Process, a progress payment will be required. Lock-Up Stage payment: 35%.

FRAME STAGE
The foundations are laid so it’s time for your home to take shape. All structural wall & roof framing will be completed during this stage. Your house frame will predominantly consist of timber, however may also incorporate steel depending on the design and engineering requirements of your build. Once the frame is completed, we’ll bring you onsite for a meeting and walkthrough so you start to get a feel for your new home.

Please note that throughout various Stages of the Building Process, a progress payment will be required. Frame Stage payment: 15%.

BASE STAGE

As soil begins to turn, it signals the true beginning of the Building Process!! Depending on the design of your Build, this stage involves either a concrete slab being poured or a timber subfloor being erected to form the foundation of your home.

Please note that throughout various Stages of the Building Process, a progress payment will be required. Base Stage payment: 10%.
