From January 1st, 2024 any planning permits for new homes will only connect to all electric networks - no gas!
We support this decision the Victoria Government has made to move to all electric homes as we have already seen the benefits of more efficient, cheaper and cleaner electric appliances in highly energy efficient homes that can be paired with your solar pv and battery, delivering greater savings.
Rammed earth and an antique timber door are such a good pair for a natural home. Especially with winter sun streaming in at this retreat home in Giraiwurung country.

We too have seen massive price increases across all projects in the last 2 years. It is difficult to quantify and to pinpoint just one factor, it is indeed the culmination of events, conditions, processes and availability.
We want this on the record for all to see. I (Jenny) posted this on Instagram yesterday in relation to our beautiful Biraban House in Macquarie which is featuring in Sustainable House Day this year. It has had responses from across the country.
We are super proud of this wonderful project, like every home we apply our integrated science and architecture approach to. See link at the end for more info.
As most of you reading know, we are passionate about making quality housing accessible to the mainstream market. To us, sustainability includes *affordability*.
Sadly (& we mean with serious sadness and stress) we are watching affordability disappear.
ALL of our work, predominantly renovations these days, not just new builds, have seen *huge* increases in price. I’m not going to pretend to be able to explain why but I’ll list a few things that may have combined to lead us here: COVID, supply chains, labour shortages, skill shortages, time delays, climate change, climate disasters, war, housing crisis, inflation, interest rates.
It is a tremendously stressful time. The construction industry is working hard but few people are making money. We (the industry more broadly) are in survival mode at a time when our services are needed.
This needs to be discussed not hidden away. Ignorance is not blissful.

Building Ministers have agreed to the final changes to the 2022 edition of the National Construction Code, delivering cost-effective energy efficiency improvements to new homes. 🏠
NCC 2022 sets the new minimum thermal performance of new homes to the equivalent of “7 stars” NatHERS rating. 🌞
This will mean more comfortable homes and significant savings on energy bills. 💸

Australian homes are of the leakiest in the world.
'Older houses can have an “airtightness” of more than 30 changes an hour – that is, all the air inside them will leak out 30 times every hour at 50 pascals of pressure. In newer homes it’s closer to 10-15 air changes. In comparison a high performance “Passivhaus” benefits from 0.6 or fewer air changes per hour. For many of us, we are paying thousands of dollars a year to heat our homes, only for this heat to escape straight through gaps in the walls.'
This is why we are moving towards Passive House as the better way to build. Why build to a 'minimum' standard that is lagging behind the world standard?

'Ratings range from 0 stars, for a house that would provide no protection at all from the climate, to 10 stars, where virtually no artificial heating or cooling is needed all year round. The current minimum performance for new homes is 6 stars, which has been in place since 2011. However, the average Australian home sits at just 1.8 stars. This is perhaps closer to a tent than a modern eco-house.'
'There are two solutions to this crisis. Firstly, we need to significantly tighten our building regulations. Why is this important? We know that over three-quarters of new houses are built to just minimum performance requirements – few go above this. The good news is Australian regulations will increase minimum performance from 6 stars to 7 stars from September. While this is a start, we will still be behind the EU, where all new buildings are required to meet nearly zero energy performance – these are buildings that require very low amounts of energy.'
We need to also look at retrofitting our existing homes as a priority.
