Should I fix my home loan??? July 2022 - Wollongong Home Loans by Illawarra Mortgage Brokers Should I fix my home loan rate or is it too late? – This question at the time of writing, (July 2022) is on the minds of all borrowers, and it is also the most difficult one to answer for many reasons.
Q: Why is using a Mortgage Broker a better option for me than just using a bank?
A: The obvious answer is that your Mortgage Broker has access to hundreds of loans. A single lender or bank is only able to discuss their own loans and products, which makes it hard for them to compete with a Mortgage Broker. They are not authorised to discuss or even compare other lenders products and that is a fact.
They may have a competitive loan, but is it the MOST competitive? If it is, how would they know? Unless they can learn about other lenders products and compare the differences then they can’t know. NSW abolishes stamp duty for homes under $800,000 for first home buyers effective 1st August 2020 for 1 year. Great move!!
The NSW state government has abolished stamp duty for new homes under $800,000, in a bid to support first home buyers and the construction industry.
There will also be concessions available for new homes under $1 million in value (up from the previous limit of $800,00). Previously, stamp duty applied to homes worth more than $650,000.
As well as increasing the stamp duty threshold for newly built homes, the government will also raise the threshold for stamp duty on vacant land. This will rise from $350,000 to $400,000 and will phase out at $500,000.
