And there it is folks! Make sure your properties have the correct business licenses from your municipality. Now the government is coming after your Airbnb portfolio.
Recently I’ve had many clients contact us regarding Airbnb listings. Yes we do manage a professional portfolio of furnished suites for short terms rentals, however if you are considering this, you must make sure that your property falls within the correct zoning and that your municipality allows it, you also need to make sure you can find the correct insurance to protect your home. I’ve seen a large influx of “influencers” “social media personalities” advertising airbnb management, they’re not licensed/insured and they’re advising people completely wrong. Soon Airbnb will be regulated across the board. If your in the market to purchase Short term rental / airbnb property, verify it’s zoning, make sure the municipality your purchasing in allows airbnb. More importantly, if tomorrow the airbnb rules change overnight (which is happening overnight across North America) can you rent your home long term and is it still a good investment. Also realize that with short term rentals, you must invest in the furnishing and interior design to hit those top performing rental numbers and compete with your competition, and if your doing that in a neighbourhood without the correct zoning and bylaw officers come and shut you down, that investment furnishing, linens etc is all lost. Invest smart, work with professionals, don’t believe in Instagram hype

By limiting the number of applicants at our showings we can greatly reduce the risk of exposure to both yourselves and us. So until further notice we shall no longer be conducting open houses.
We get clients call us all the time telling us how they haven't received rent, sometimes for multiple months, and if we can handle their eviction for them. The first question I always ask my clients is "did you serve any 10 day notices?". Unfortunately alot of the times they haven't. This is the most important notice to hand your tenant within the first week of them not paying rent (Form RTB-30). Along with this a proof of service which also needs to be filled out and signed, this provides proof of how you served the 10 day to your tenants, you need all this info when your file goes to arbitration. Don't delay this process, we see too frequently owners lose months of rent due to lack of paperwork and delayed response to not receiving rent.
