Jem in West Abby is a new development by Quanterra with a starting price of $409,900 for a 1 bedroom. When I toured the show unit (highly recommend) I found them really well laid out, they felt spacious which can be hard to find in newer condos. Modern finishes that feel clean but not stark, the kitchen layout would suit any cook well and there is a very clever wall vent for your portable AC that blends into the wall.

The #1 topic in real estate in 2022 was without doubt the aggressive increases in interest rates. The Bank of Canada raised interest rates seven times since March 2022 in an effort to tackle the highest inflation in four decades. While there have been positives to come from this (hello much lower housing prices) it’s definitely cast a dark cloud. Kudos to Getty Images for this illustration that captured the mood so well.
Bill 44 passed quickly and went into effect striking down rental and age restrictions common in strata properties. All strata property owners are now allowed to rent out their units, and all but 55+ properties can no longer restrict the ages of tenants and owners alike. Loud are those in favour AND opposed; this bill was introduced to address the lack of housing inventory and affordability. No one can argue that is an issue worth discussing and if you need help navigating these new laws, reach out and say hello!
