2023 - The Fraser Valley Real Estate Board says home sales were the lowest recorded in 10 years. The benchmark price for a single-family home in the FVREB area is $1,471,500 (townhouses $826,400).

The Bank of Canada decided to hold its key interest rate steady Wednesday, marking its first pause after more than a year of rapid hikes aimed at slowing inflation.
The central bank’s policy rate remains at 4.5 per cent as of Wednesday.
The hold, which was widely expected by economists, comes after eight consecutive increases saw the key rate rise by 425 basis points since March 2 of last year. The central bank undertook one of the fastest rate tightening cycles in its history in hopes of tamping down rampant inflation.

Signs of stability in Fraser Valley create opportunities for home buyers and sellers.

Housing prices in the Fraser Valley posted a slight but positive bump in February after nearly a year of month-over-month decreases. Similarly, sales, though still trending lower than normal, also recorded their first monthly gain since October.

Housing prices remain soft, sales flat, throughout the Fraser Valley.

Fraser Valley housing market sales for October remained relatively unchanged from last month as prices dipped slightly across all categories.

“These trends suggest that the market is looking to re-establish equilibrium in the wake of last year’s intense activity and in the face of continued interest rate pressures,” said Sandra Benz, President of the Fraser Valley Real Estate Board. “With sales continuing to lag and new inventory slow to come onstream, we’re seeing a holding pattern regarding whether to buy or list a property and expect this to continue through to year-end.”
