In Durham, the average sale price jumped to $919,017, marking a 2.7% ($24k) increase from January and a 3.4% ($31k) increase from the previous year. Properties are selling for an average of 102% of their asking price, indicating a competitive market, especially in lower to mid-price ranges.

Northumberland has also witnessed positive market activity. Comparable to Durham, Northumberland is experiencing a healthy appetite from buyers, reflected in both sales volume and pricing resilience. This pattern indicates a strong market, where demand outpaces supply, pushing prices upward.

There’s also potential for the market to gain even more momentum, especially if mortgage rates begin to decrease as anticipated in the late spring or early summer.
