An homage to Canada Day.. took a moment yesterday to play with red and white fabrics & a whimsical trim while sourcing upholstery fabrics.

Following my reel with my process in selecting these Furnishings & Finishes for a client’s desire of an all white home: 1. Ensuring this open condo living space seamlessly flows from one space to the next by carrying similar finishes throughout. 2. Furnishing dimensions & space planning were critical (condo living with an unobstructed lake view) requiring thought for furnishing placement & circulation space along with aesthetics ~ form & function. 3. The key to a white colour palette not feeling cold / sterile is layering different whites, fabrics, warm golden metals, light grainy woods, reflective veining marble, and textural elements & finishes to ensure the rooms are inviting. 4. Adding curves balance the straight lines & brings soothing interest to the eye. 5. With key pieces selected, it’s time to source wall art, along with some finishing touches! Best feeling when the vision comes to fruition & my client is thrilled with the results! Grateful to have been involved in this project spanning months of planning, drawings, demo, sourcing, approvals, reno, install & all the details in between.

Opening up the interiors walls to this front foyer & widening the hallway immediately changed the way this entry functions, looks & feels.

~ Replacing all interior doors was part of the reno plans but installing this reeded door to the den allows the natural light to shine through while adding visual interest & still provides privacy.
~ During the hallway demo, we were left with an unused space between two rooms, which could easily have been drywalled, but was an opportunity to design a niche, which breaks up the length of the hall adding a fab architectural element.
~ The entry ceiling fixture introduces the accent colours used throughout, complements the reeded glass door with it's pleated detail, while providing clearance for the door swing.

Design Details

Guest Bathroom Reno:
The footprint is the only thing that stayed the same! Plus, we were able to change the original swing door to a pocket door, allowing for easier access & circulation space (no longer a tight squeeze getting in) & for a larger door to be installed.
Let’s talk about this vanity area! The capsule mirror and wall sconces are fab & fit the tight space perfectly. The floating walnut vanity provide textural warmth, great storage and help make the area feel more spacious.
Tub surround wall tile in a shiplap format using long plank tile, the large floor tile, matte black hardware & finishes, baseboards, fresh paint & overall colour palette compliment the desired aesthetic.

Laundry Room Makeover ~ mix of new & repurposed old:
new washer/dryer tower, reused kitchen cabinetry = win! Add new remnant quartz countertop = win + good for the pocketbook ~ giving added function and appeal to the room for sorting, folding & storing. Add modern large format mosaic pattern floor tile 🤩 (the starting point for the colour palette). A muted golden-green wall colour & new millwork complete the vibe. By relocating the dryer ducting & lint trap box to the back wall keeping it accessible but meant it wasn’t the first thing you saw upon entering. Renovating this Primary Ensuite definitely improved it’s function by increasing the overall footprint and providing a more open & spacious feel. Changing the shared interior corner wall to the bedroom, removing a narrow built-in toiletry/linen closet & adjusting the primary bedroom closet allowed for more circulation space, increased the shower footprint & a wider entry door. The lux finishes & colour palette tie in with the overall desired aesthetics of this project, breathing fresh life to this ensuite for a lovely primary bedroom retreat. (Swipe 👉🏻 for before pic).

Kitchen details I recommended & included: dove-tail soft-closing drawers, adjustable/removable inserts (cutlery, knife block & cooking utensils) in key work-space locations, custom made magnetic white oak panel for the hood insert allowing for easy access, lux quality faucet and soap dispenser for this good sized split-undermount SS sink, modern, clean lined yet “feel good in the hand” cabinet pulls, 3 types of dimmable lighting (under cabinet, ceiling pot lights & island pendants), Three-compartment pull-out waste system, thoughtful / planned use of every cabinet & drawer including the cupboard over the fridge designed for cutting boards/ baking sheets & oversized pans/dishes, and a pantry to the right of the fridge for dry goods / broom closet. Available space on the island allowed for wine storage at one end and shelving with usb/outlet on the other. Taking time to plan smart, space saving & maximizing storage, convenience and functionality is key for all renovations but especially for condo living or small home / townhouses. A side note: The statement making large pendant fixtures tie in the overall aesthetic for this kitchen and is repeated throughout the condo. The matte black with gold accents pull together the custom wood paneling, new white oak hardwood floors, (bringing warmth and texture) balancing the polished countertop, light coloured cabinetry & overall colour palette throughout. Last but certainly not least, quality appliances that meets the clients needs, fit the limiting available floor plan while ensuring function, work flow, circulation, aesthetics & countertop space between each was critical during the design.

Condo Kitchen Renovation pictures (including a couple before pics and one during demo). Sharing the overall vision with the Client through good communication & meetings with rendered drawings providing the overall aesthetic & colour palette, detailed floor plans & elevations, samples of all the finishes, selection of appliances, custom cabinetry finishes, hardware, fixtures, inserts, pullouts. Plans included exacting measurements for placement of all aspects ~ down to the pendant lights fixture location & height over the island. Posting floor plans & elevations for trades, providing all specs for appliances & finishes to contractor & cabinet maker. Co-ordinating with client hired trades, cabinet maker, hardwood flooring crew, countertop fabricator & installer along with numerous site visits in between. New kitchen reveal!Thrilled to have been a part of this complete condo renovation & loving the results of the custom kitchen reno which provided an open main-living floor plan. With thoughtful space planning for the kitchen layout, good work flow, appliance selection, added design touches & balancing texture and colour for the cabinets and all of the finishes ~ form definitely meets function! Repurposing old kitchen cabinets for this laundry room was a smart economical and environmental solution. Add a remnant countertop for sorting & folding laundry next to a washer/dryer tower (to be installed) for a great little workspace.

Appliance Delivery! Excited, yes. Ready for them, no. Construction delays (out of my control) meant postponing appliance pkg delivery twice. Waited until the last possible date the store would guarantee our order; otherwise they could reallocate these & then reorder for this project. Certainly didn’t want to take that chance. Plan for the best, pivot when required & move forward with the project ~ the world of renovations!

Friday Flat Lay ~ the condo kitchen will definitely bring the “wow factor” with custom cabinetry, light veining quartz countertop, vertically stacked subway backsplash tile, white oak hardwood flooring (throughout) matte black finishes to continue the overall aesthetic, wood panelling for the range hood insert & for the island wine rack, shelving & seating area, black & dark gold pendant fixtures above the island to carry the warmth into the space, high end appliances and plumbing fixtures along with lux cabinetry inserts. A beautiful blend of contrast, texture and colour will complete the look… kitchen elevation drawings coming soon :) ,

Ensuite tile, with a subtle play on pattern with a soft & airy colour palette that flows into the Primary Bedroom. Finishes & hardware are matte black which are repeated throughout the condo to maintain the modern aesthetic.
