📈 CREB’s City of Calgary’s Monthly Real Estate Report for February 2024
In February, Calgary’s real estate market saw a surge in new listings to 2,711 units. Despite this, sales increased by almost 23%, totaling 2,135 units. This led to a high sales-to-new listings ratio of 79%, keeping inventories near historic lows. With low supply and strong demand, the months of supply decreased to just over one month, resembling levels seen in the previous spring.
Ann-Marie Lurie, Chief Economist at CREB®, highlighted swift buyer activity on new listings, preventing inventory growth and driving price hikes. The main challenge is in homes under $500,000, with inventories dropping by 31% compared to the previous February. However, there’s a slight increase in supply for higher-priced homes, leading to more balanced conditions in that segment.
In February, the unadjusted detached benchmark price reached $585,000, up over 2% from the previous month and over 10% higher than the same period last year. The East district experienced the highest year-over-year price growth at 25%, while the City Centre reported the slowest price growth at under 5%.
