Energy Audit 101 – Just wrapped up a stunning renovation in Cambridge, and while the before and after pictures are impressive, there's one aspect of the renovation you won't see in the pictures: the Post Renovation Energy Scoring this house achieved. With a rating of 105 GJ/year, surpassing the standard for typical new homes, this impressive renovation owes its efficiency to quality windows, proper installation, and air-sealing products. The energy audit revealed an impressive 30% enhancement in the overall energy performance of the house.

That’s a wrap on this secondary dwelling. In just over three months of construction, we turned dreams into reality, and Grandma has moved in now and could not be happier! The home was thoughtfully designed by LET Design to allow for aging independently and safely and features a large family room and kitchen, two bedrooms, laundry, and a bathroom. Comfort and efficiency were prioritized with in-floor heating, a heat pump mini-split air conditioner, and a cozy fireplace. Natural light floods the space from all sides, with morning sunshine filling the kitchen, coming across the family room all day until evening rays stream through the front porch.

We recently built the entrance for Colour Paradise Greenhouse in Mannheim, and the end result is impressive with the charming combination of rustic timbers and wood siding. The structure helps with wind control and the side entrances help direct traffic in and out of the greenhouse. While it may not be our usual type of project, there's a special joy in being able to do a Slotegraaf 'Built Right, On Time' job for extended family members.

We're in the process of constructing an additional home on this property to accommodate a parent who wishes to be closer to family while maintaining independence. It's truly a mutually beneficial arrangement for both the family and their cherished parent. Recent shifts in development regulations have presented more opportunities for the inclusion of second and third dwellings on a single property, and many families, like this one, are acting on it. Beat the weather and use the underground heated tunnel to travel between the house and the detached garage. The expansive garage features hydronic in-floor heat, on-demand propane ceiling and wall heaters, epoxy floors, and green roof technology. The design studio features a cantilevered roof design, cantilevered floor, curtain walls, full bathroom, suspended fireplace, and balcony.

The kid’s bedroom wing in this home is designed for functionality and fun. Enter the kid’s common area - a comfy place to hang out with friends, watch movies, and play games. Bedrooms are located off the common area and include fun décor, a hide-away climb-up closet in one bedroom, and well-designed bathrooms and closet spaces.

Look at the pictures of this exceptional primary suite that boasts luxury and comfort. Features include hydronic heat, heated TOTO Neorest toilets with sensors that clean and open upon entry, a shower with 6 head options, and a heated bench that wraps through the center of the bathroom into the shower. The in-floor hydronic heating is supplemented by forced-air ceiling strip diffusers, which also work for humidity, ERV, and AC. There are high-moisture TVs in both water closets as well as smart TVs integrated into both vanity mirrors.
The bedroom features a custom-made floor-to-ceiling headboard, an Italian Agape tub raised on a Neolith under-lit platform, and a custom-made fireplace.

This beautifully designed kitchen features Scavolini cabinets with integrated luxury appliances, a custom cooktop, Neolith countertops and ornate chandeliers. Curtain wall windows, skylights, and a glass floor above the dining table fill the space with natural light.

The second floor of this home features a home office space, a 3-layer glass floor that floods the dining area below with natural light, and a lounge area with a balcony and two-piece bathroom. The black strips on the ceiling, starting closest to the windows, are recessed blinds, HVAC, and two long lighting strips. The strip design enabled the operating systems of the home to be fully integrated, maintaining the minimalist look. Everything is controlled by the Control4 Home Automation System.

This 23' foot high family room features a 7,000 lb, 8' glass fireplace with Neolith stone face. The 6” stone hearth at the bottom, features under-lighting and sits on a 1” steel underplate.

Massive wall-mounted floating stairs with open rise oak treads and the expansive architectural concrete feature wall are standout design features of this home. Stairs finished with a custom fabricated minimalist steel and glass railing and LED strip lighting.

Recently finished this renovation on a 1926 historic home in Hamilton. ‘The designers brought my ideas to life…the reno ran smoothly and as stress-free as possible’ said the homeowner who is thrilled with the end product and whole experience.
