This week brought more good news for mortgage rates.
Inflation has recently broken away from the 3% mark it had been hovering at for the last year. This comes as the Bank of Canada has started lowering rates.
In the spring it was unknown what would happen with rates as inflation held on tight to the 3% range.
Now, as we are about to enter fall, it is quite obvious that rates will fall steadily throughout the fall, likely even the winter.
Keep in mind that Variable and Adjustable rates may not move in tandem with fixed rates (and vice versa). Fixed rates have been on a decline since last December.
Many banks and lenders have also reduced their discounts on Variable and Adjustable rates.
If you qualify and are comfortable with the risk, a Variable or Adjustable Rate may now be the better mortgage choice for many.

Some interesting statistics to share today.
Month over month price changes from MLS. In Canada, Northumberland County saw the second largest decline in home prices, per MLS. 🚨
Granted. Some areas are all thrown together, such as entire provinces.
However, it is an interesting statistic.
One thing for sure, is that interest rate declines have not resulted in price increases. This is likely due to unemployment creeping upwards and overall cost of living. As those metrics stay elevated, rates are less of a factor on home prices and more declines should be expected. Another factor being the glut of condo listings in Toronto that has hurt that market, just to the west of us.
If you’re looking to refinance or move, keeping in mind that home prices have been on a slow decline overall for the past 18 months, this means you have less equity to consolidate debts within your mortgage, or for the next move into a new house.
Before you do anything with your mortgage, always consult with a licensed mortgage professional.

With today being the first day of the school year in Northumberland County, be more mindful of school zones and cross walks.
Some things to keep in mind:
A school bus is 45 feet long.
At 40 km/h it takes 1.09 seconds to travel 45 feet.
Humans react to visual stimulation, on average, at 0.25 seconds.
By the time a human applies the brakes a vehicle at 40 km/h has travelled roughly 55.7 feet. Much longer than a school bus.
An average car takes another 30 feet to stop at 40 km/h, once the brakes are applied.
Let’s all be mindful, and patient, of our tiny humans as they head off to school.

Want to save on your mortgage? ⤵️
There’s a small window of opportunity where folks may be able to save thousands on their mortgages, as rates go down and penalties stay low.
If you took out a new mortgage last year in 2023, or even earlier this year when fixed rates were in the mid-high 5%, even 6% range, there is a good chance you can save money with a refinance or switching your mortgage to a more competitive lender and rate.
With bond yields and rates dropping the IRD penalties (especially with the big 5 banks) are likely to increase soon.
Once they do it will be hard for folks to benefit from lower rates.
Take the opportunity to reach out and I can do the math to see what you can save.

Bond yields are at their lowest point since mid-March 2023.
Fixed rates have been sliding downwards slowly for many months now, anticipating Bank of Canada rate drops.
Two changes in short order have started to push bonds down further. So far banks haven’t really moved much on their rates. This is because they want to lock in as much profit as possible.
Certainly as more of their deals close over the next few weeks, we may see further rate declines. Particularly if yields continue this downward trend.
What does that mean for you? It depends on your plans. When you are ready to buy, or if you have a renewal. Maybe it’s a refinance?

I had some folks reach out as I hadn’t made a post about Canadian Inflation yet this week. Inflation is down from May, overall relatively flat since February. There is a difference this time.
Bank of Canada (BoC) meets next Wednesday and the data from the inflation report shows the underlying items that push inflation are showing signs of cooling. It is possible that the Bank of Canada will lower rates on Wednesday. It is equally as possible that they hold rates until September.
It is clear rate drops are going to go further. The Bank of Canada has never dropped once, then not again. The US inflation situation seems to be going the right direction also.
All of that said, the US Fed is still a key here. The Bank of Canada can’t diverge too far from what the Fed does. This is because it can cause the CDN dollar to drop, which increases the costs of imported goods and that causes, more inflation.
In summary, more rate cuts are coming for those waiting on them. Fixed rates haven’t really moved much (see bond yields chart) yet. It is possible more movement on fixed rates will come with the next BoC rate drop. But you have to keep in mind the bond yields have already priced in BoC cuts.

Many folks think data from other countries doesn’t matter. The truth is it does, especially when it’s the neighbouring country and it so happens to be the largest economy in the world.
US inflation data has been relatively stagnant over the last twelve months. But, the last two months have shown improvement. The US fed is hinting at rate cuts and the market is moving in that direction to.
Does it mean the Bank of Canada will lower their rate on July 24th? No. Does it mean fixed rates will continue their slow downward trend? Probably. Will there be further Bank of Canada rate cuts? Likely, the question is how often and when.
In the meantime do not forget that Bank of Canada rates do not fully reflect in fixed rates. In fact the opposite is true. Fixed rates have been on a decline (with some bumps) for 8 months now. They tend to lead Bank of Canada cuts.
So the trend is rate cuts are going to likely continue. The how far and how fast is the only answer left.

Over the last ten days or so, bond yields have been going back up again. This will have fixed rates staying roughly where they are in the short term. Some lenders and banks may increase some of their rates slightly, depending on their outlook.

Payment options, can be somewhat an after thought with your mortgage.
Pick the one right for you. Most folks choose bi-weekly because of their pay schedule and thinking it saves them money over time, which is true. But accelerated bi-weekly is where the real savings are.

What a great announcement! Over $50k raised to go back into the local community.
Great job The Ryan Huffman Foundation and Ryan Huffman Real Estate and all the volunteers.
The moment we have been waiting to reveal to everyone who was involved in the Ryan Huffman Foundation 3rd Annual Golf ⛳️ Tournament in Support of Mental Health, Addiction and Youth in Sport that took place 1 month ago on May 10th at Dalewood Golf Club. The grand total that was raised was $52,095.75! 🙌

While you were sipping on your morning beverage, US Inflation hits slightly lower than expected.
Canadian bond yields drop some on the news, but only back to where they were before our jobs report last week.
There may be some minor fixed rate moves. Nothing to write home about.
