June 2024 Rental Report - Keypoints
City-Specific Trends:
Vancouver: Rents increased by 1.1% monthly but decreased by 7.8% annually.
Toronto: Rents fell to a 22-month low, down 2.5% monthly and 3.5% annually.
Edmonton: Highest growth among major cities, with a 14.3% annual increase.
Calgary, Montreal, Ottawa: Moderate increases in rents.
Provincial Trends: Most provinces saw rent increases, except Ontario, where rents declined.
Shared Accommodations: A 7.5% annual increase in asking rents, with notable variations across cities.
National Rent Increase:
Average asking rents in Canada rose by 7.0% year-over-year in June 2024, reaching $2,185 per month, the slowest growth in over a year.
Monthly Decline:
Rents decreased by 0.8% from May, the largest drop since early 2021.
Market Levelling:
Strong rent increases are now mainly in less expensive cities, particularly in the Canadian Prairies, while larger markets with affordability issues see slower or falling rents.
Apartment Rents:
Purpose-built and condominium apartment rents fell by 1.0% from May, with year-over-year increases of 9.0% for apartments.

Andrew Lis of GVR noted that while buyers remain hesitant, the increased inventory and potential interest rate cuts could further tilt the market in buyers’ favor. Well-priced properties are still selling quickly, suggesting opportunities for astute buyers. 🏡✨
