🏡The things you need/should know when Buying or Selling a Home 🏡
Buying:
~Shop around for an agent that will represent you with honesty, knowledge, transparency and eagerness.
~Get a Pre-Approval for your financing. Reach out to different Mortgage Agents/Banks to find the lowest rates and the best products.
~Educate yourself on the market. Visit Open Houses and view a few homes before making an offer on one so that you’re knowledgeable of the competition. It will give you an overall better feeling when negotiating.
~Have a plan in place. Do you need to sell to buy? Do you need to give notice if you’re renting. Have your realtor go over the pros and cons and let them advise you on the best sceneio for your own personal needs.
Selling
~Start with decluttering your home. Anything you don’t need, get ride of it.. give it away, sell it and worse case scenario, bring it to the dump.
~Have your agent go into the home beforehand to give you some tips on how to refresh the home to make it stand out on MLS. Little things such as paint, light fixtures, furniture placement can make a huge difference on the amount a traffic you receive once you list. If your realtor doesn’t do staging, consider asking friends or family for some staging items. It truly makes a huge difference when a potential Buyer visits your home.
~Listen to your realtors advice on pricing and marketing, but also make sure their price is fair and competitive with the current market conditions. Don’t be taken advantage of. If you feel your realtors price is way too low, get a second opinion. If the second opinion is similar to the first, then the agents are more than likely using proper data to reach a competitive listing price for you. I highly recommend you interview a few agents to find one that you feel you’ll work well with. There’s nothing worse than having to speak daily with someone you completely clash with.
Whether you’re buying or selling, take your time! Don’t by shy to ask as lot of questions. This is one of the biggest decisions you’ll ever have to make, so make it with peace of mind and make the experience fun!

This past weekend I had a few people say that they’d love to have my job because it’s easy and you get to work when you want… ummm let me answer that 😆
These all sold in the last week and a half, but with those, I’ve dealt with many other offers, bad inspections, denied financing, buyers wanting to walk away from deals right before closing, pricing homes to list, scheduled dozens of showings for my buyers who can’t find a home, banks not having funds available on closing and asking the sellers to extend for 2 weeks at the very last minute, helping them cancel moving trucks, finding temporary accommodation for buyers, sent amendments, revised offers, cancellations, buyers not showing up to showings on a Sunday morning when I could have been home with my family, strategic planning with my sellers to try and find ways to get their homes sold… and so on and so on
I’m not complaining at all, but I’ll let you live in my head for one day, and then you can tell me again about how easy and relaxing it is. It’s 24/7… every single day!
