The numbers are in, and it's as we suspected.

Prices have dropped back down to a more expected average price of $412,000 *numbers last month were inflated by a couple luxury properties*.

This is almost identical to prices last year at this time, which had an average of $410,000. We have noticed that overall prices dropped as more properties are entering the market.
We've seen an influx of new listings, and true to a typical summer, the number of sales has gone down *although still higher than sales last year*.
We have just shy of 3 months of inventory now, which is putting it to a balanced market, with an average time to sell a house of 2 months.
If you price a home right, it will still sell quickly (within days), and we've seen a few multiple offer scenarios, but on the other end, if you're priced even a bit too high, the house sits with minimal amount of showings or activity.

We're also seeing what is essentially 2 markets. The below $350,000 market is quite active, with hardly any inventory, and the above $450,000 market which moves at a snail's pace. Not surprisingly, more than 50% of the properties on the market are above $450,000.

The Bank of Canada did announce another 0.25% price decrease on its prime rate, which affects variable mortgages, and we immediately saw a bit of an influx of buyers since that announcement.

Lots to talk about this month in real estate.

It's become even more obvious that the market is picking up, but also, that, if you're priced right, the house sells, otherwise, it sits on the market.

The months of inventory has dropped quite a bit, as the city of Cornwall sits at 1.7 months of inventory. (Meaning if no new houses come on the market, in less than 2 months there would be no houses left for sale).
This has been felt on the ground, as any well priced property sells in days, and often in multiple offers. The number of houses sold without conditions has increased month over month by 16%. And the average price has gone up $50,000 from last month's average sales *keep in mind a few higher priced homes have sold, which does push the average upwards*. Prices from multiple offers aren't going much above asking yet.

Beginning July, we have less inventory than last year, and had a dozen sales more than last year in June, setting it up for a busier than normal month.

For those thinking of buying, but wondering about interest rates, for fixed rate mortgages, now's a good time to purchase as it's not affected by Bank of Canada. For those looking at variable rate mortgages, best to find a property sooner with a longer closing to both get a property before it gets even busier, and try and wait out the next Bank of Canada announcement.
