What you jot down on your dream home wish list might not always match up with what you end up with. And guess what? That's totally okay.

The reality is, the perfect home might offer something unexpected, something even better!

For example, a buyer set on a four-bedroom house might discover a charming three-bedroom with a spacious bonus room that could easily become another bedroom or a home office.

During our downtime, we love to travel to places that are full of fun things to do. Whether it's experiencing history, nature, or the site of a favourite artist, we love to keep things fun and exciting.

The demands on a relationship and career when you are together almost 24 hours a day can be tricky, but we have learned over the years to balance the demands of running a business and enjoying the best parts of life. Having individual passions and supporting each's others passions (yes, thank you Keith for being willing to come along with me to the 50th Anniversary Little House on the Prairies Festival) has kept us from driving each other mad!

Not every day is picture-perfect. There are days when everything goes right — and there are days when everything seems to be falling apart.

What you don’t see on our social: our sink full of dirty dishes, crumbs all over the floor that we swear was just swept, the flustered looks on our faces, the whines of our senior aged dog driving us crazy all day. Those days and moments are real... even if you don't always see them.

Spring market predictions are in!

What do you think will happen?

The Edmonton market is hot, hot, hot as people from all across Canada are discovering all of the advantages of home ownership in Edmonton. Median prices have risen by $35,000 in the past 2 months to $398,000 and are up 12% year over year. Sales are up 52% year over year and multiple offers are being presented, in many cases within the first few hours a property goes on the market. We experienced this ourselves just this past weekend!

Our role as professional Realtors is more important than ever. On the selling side, it means creating a high level marketing strategy, accurate CMAs and conducting the multiple offer process properly. In this ensuite bath we used a stainless steel finish on the faucets and a honey bronze on the light fixtures and cabinet hardware.

Don't let your wallet stand in the way of your decorating dreams! We've got some DIY tips to help you make your home extra festive without breaking the bank!

Place extra ornaments on the mantle, in a hurricane vase, or around a DIY wreath.
Paper, scissors, and some string are all you need to make snowflake garland. Find patterns you love with a quick online search. Simple, bold, and easy for the kids!
Wrap empty Amazon boxes to create a faux-wrapped present tower. Place on an entry bench, stairway, or fireplace. You can also wrap artwork or picture frames already hanging on your wall. Just add a fun bow and place back on the wall.
Put those holiday photo cards to work as ornaments on your tree (use clothespins to clip to branches), or simply hang them around a doorway.
When in doubt, go with lights and greenery. On the mantle, around a banister, above kitchen cabinets...the possibilities are endless and the price is oh-so-right.

It's official, you've received an offer on your home!
Congratulations!
This is such an exciting milestone, but the work isn't over yet. After receiving an offer, you have several responsibilities as the seller. Here are some of the things you can expect:

• Negotiate the offer:
This is a legally binding contract that outlines the terms of the sale, including the purchase price, closing date, and any conditions. You need to make sure you understand everything the buyer is asking for and negotiate to your satisfaction.
• Pending contract and receipt of deposit:
Your deal is considered pending once you have signed back an accepted offer and until all conditions are removed by the buyer. Buyers will also provide a deposit that will be held in trust by the sellers brokerage.
• Clear conditions:
If there are actions that need to be taken by either party to ensure the smooth removal of all the conditions of sale those would be dealt with in a relatively timely manner. These may include financing approval from the buyers lender or property inspections conducted by the buyer.
• Closing day:
Provided all conditions have been met, on the negotiated possession day, ownership is transferred to the buyer through the seller and buyers lawyers and funds are released to all parties. Celebrations commence!
