Days on Market (DOM) is a good indicator of buyer activity. If other surrounding homes are selling quicker, DOM may reveal that a home is overpriced. In today's market, DOM is very low. Remember third-grade math when they taught us about ratios? No? Don’t worry, they’re not too bad. And this is one ratio you definitely want to know because it determines just how much mortgage you get.
Your debt to income ratio, or DTI, is just what it sounds like: it’s your monthly debt compared to your before-tax monthly income. Debt includes things like your mortgage, any loans, credit card payments, basically anything that would show up on your credit report.
For example, your monthly expenses might be $2,000, and your income might be $5,000. Divide the two, and you get your DTI: 40%
Lenders like to see a DTI that’s under 36%, with no more than 28% going to your mortgage/housing costs. There’s a little bit of wiggle room here, but most lenders will not give you a mortgage if your DTI is over 43%.
If you’re not quite in that range, you have 2 options:
1. Decrease your debt
2. Increase your income
It’s usually easiest to comb through your monthly budget and get rid of all the unnecessary extras, then use that money towards paying down your debt.

My Story
I grew up in the beautiful Annapolis Valley, graduated from West Kings District High School where I was involved all sports except basketball! Went on to live in Ottawa for secondary education for five years before returning home and settling in the ancestral home in New Ross to raise a family.
Volunteered with the youth soccer program as well as with the New Ross Development Society and the Royal Canadian Legion Branch 79. I have written several successful grants, organized many profitable fundraisers and events, and headed up many marketing campaigns.
I also worked during this time, of raising three young children, as a photographer, then a writer and eventually in advertising for a south shore newspaper. It was through my position selling advertising that I got to know some local REALTORS®.
Knowing my love for meeting people and hearing their stories, I decided to follow this path. For the first 12 years of my real estate career, I was based out of brokerages on the South Shore, but with living in New Ross at the time, I sold all over central Nova Scotia.
