What to do, what to do??

Let the stats provide some guidance and help clear the path a little. Here’s what to look for:

When to Buy First:

🍎Consult the listing to sales ratio - this will highlight number of sales within a given area to the number of listings entering the market revealing how ‘in demand’ the houses are in that area and how many qualified buyers are ‘on the hunt’. High inventory typically suggests low demand.

🍎Properties are sitting on the market for longer periods (CDOM - cumulative days on market)

🍎When you lay eyes on your ideal property and can figure out a sound plan to secure it.

When to Sell First:

🍎Low inventory typically suggest high demand (and multiple offers)

🍎Properties don’t sit on the market for very long. Oftentimes a pricing strategy of ‘holding offers’ facilitates demand when applied accordingly.

🍎If your timing coincides with a sellers market - don’t hesitate and act sooner than later.

What’s key to remember, though, is selling high could mean buying high, and vice versa. Also markets are variable and showcase differently in different locations.
Consider market trends, your specific circumstances and enlist the help of your trusted real estate professional to help guide you in making the best decision with confidence!

Here’s a quick guide:

💰Budget Wisely: Consider and acknowledge all costs , including but not limited to: taxes/insurance/
maintenance/closing costs and fees.

💰Credit Check: Maintain a good credit score to secure favorable mortgage rates. (Get 2nd & 3rd opinions and ask your real estate professional to refer you to an expert, if you’re stuck)

💰Save Strategically: Start saving early for a down payment. Look into assistance programs and high-yield savings options.

💰Get Pre-Approved: Obtain pre-approval for a mortgage to understand your purchasing power. This is not the same as a true commitment letter from your lender, but it provides guidance for your unique affordability limits.

💰Know Your Limits: Avoid bidding over your means of earnings. Stick to a budget that aligns with your financial situation. And if you can, try to budget in a way that facilitates paying off your mortgage debts sooner than later.

Property Taxes are increasing this year..
(I’m sorry. That was cruel. BUT this deserves your attention 😉)

Brace yourselves; the following increases (among others not listed here)

📈Hamilton: From 1.32% to 5.79%
📈Burlington: From 0.86% to 6.68%
📈Oakville: From 0.76% to 4.38%
📈Toronto: From 0.66% to 9.5%

Why does this matter? Property taxes are probably just as significant to consider as the property value itself when listing or buying a property (there’s always a strategy at play for either side).

Property taxes are necessary, and provide a service such as funding essential community services (i.e. schools and infrastructure). But remember, the tax bill amount trends upwards, don’t forget to look at the property tax amount on all listings and be mindful of the respective impending increases. It can significantly impact your overall financial picture. A listing price can look attractive. But the property taxes can play a decieving game if not properly acknowledged. Make sure you know what you’re looking at!

And remember…
