Sales have decreased by 21%, continuing the buyers market.

The median price for detached homes is $980,000, $442,00 for condos, and $710,500 for townhomes.

Inventory has increased by 55% for detached homes, 61% for condos, and 49% for townhomes.

Homes are taking longer to sell at approximately 54 days.

On a positive note the recent Bank of Canada rate has increased the affordability for mortgage payments, benefiting both buyers and sellers.

This month has brought some significant changes in government regulation.

1. Big changes in the Strata Property Act eliminating age restriction except for 55+. As well as strata’s ability to restrict rentals other then short term.

2. Home buyers rescission period has changed to a three day period in which they can cancel their contract.

3. The ban of foreign buyers

4. The federal underused Housing, %1 annually

5. The residential property flipping rule. When a property is sold within 12 months of acquiring, it will be taxed as a business income and be ineligible for %50 capitol gains or principle residence exemption.
