What I Discovered On Summer Vacation I used to think summer vacations should be a time to not think. Turn off the brain, tune out and drop off the map was the idea. Read a mystery novel or biography. Take a dip in a different pool. And above all, don't follow the news cycle or get tethered to the goings-on back at the office.

The Bank of Canada just announced that it cut its key interest rate for a second consecutive time to 4.5%, which could affect your mortgage in a few ways:
Variable Rate Mortgages:
🏠 Lower Rates: You'll likely see a decrease in your interest rate, saving you money each month.
🏠 Increased Equity: With a fixed payment, more of your money goes towards the principal, building equity faster.
🏠 Adjustable Payments: Some variable rates adjust based on the prime rate, potentially lowering your monthly payment.
Fixed Rate Mortgages:
🏠 No Immediate Change: Your existing rate and payment remain the same.
🏠 Potential Future Benefit: New fixed-rate mortgages or renewals might be slightly cheaper due to a calmer bond market. However, this isn't guaranteed.
Overall Housing Market:
🏠 Small Impact Now: The recent rate cut might not significantly boost sales.
🏠 Potential Uptick Later: Lower rates could lead to increased buyer activity in the fall.
Thinking of buying or renewing? Talk to a mortgage expert to see how these changes might affect you!

If you're planning to make a move this year, especially if it involves downsizing, start organizing your home now.
For the least stressful experience, tackle one room at a time. Separate items into piles and label all boxes accordingly. Trash or donate items you don't want to take into your next home.
Moving is much easier done with a 'slow and steady' approach vs. all at once. 😉
Can a summer vacation really cure burnout? A break from work – to recharge and unwind – is something we all look forward to in the summer. However, the way many of us approach vacations is anything but relaxing.

Big changes just came into effect (July 18th) for ending tenancies for personal use! Here's the breakdown to keep you informed:
NEW RULES 👇
🏠 Landlords now must use a specific online portal to give tenants notice to end their tenancy for personal use. This portal requires details about who's moving in and gives tenants more info about their rights.
🏠 Tenants now get 4 months’ notice (up from 2) to find a new place. They also have 30 days to dispute the notice (up from 15).
🏠 The person moving in MUST live in the property for at least 12 months.
🏠 Landlords could be ordered to pay tenants 12 months' rent if they're found to be ending the tenancy unfairly.
WHAT THIS MEANS FOR YOU 👇
If you're selling and want vacant possession (buyer wants to move in), these new rules affect the timeline. Be sure to factor in the 4-month notice period when planning the sale.
I can help you navigate these changes. Let's chat to ensure a smooth sale for everyone involved. Remember, staying informed protects everyone!

Can you spot the lie? Here are two truths and a lie about homeownership:
1️⃣ Owning a home is a great way to build equity and wealth over time.
2️⃣ Homeownership comes with costs and responsibilities, such as maintenance and repairs.
3️⃣ Renting will always save you more money in the long run.
Did you spot the lie? It’s #3️⃣ – Renting is not always the right financial decision compared to purchasing a home. It’s important to carefully consider your personal circumstances and goals before passing up on purchasing a home in favour of renting.

What should you eat in the heat? Take notes from culinary traditions of hot-weather nations It was deep summer in Provence, and my bicycle wheels clattered along a dusty path flanked by cypress trees.
