Warm weather is around the corner, and you know what that means. Yes, BBQ's and pool parties. But also more door to door salespeople. With that comes chances of being defrauded.

Fraud remains a pervasive threat to Canadians, particularly our older population. Shockingly, in 2019 alone, 2.5 million Canadians reported falling victim to fraud, marking a 50% increase over the past decade. Even more alarming, a staggering $531 million was stolen from older Canadians in 2022 alone, with less than 10% of victims coming forward.

Real estate fraud continues to escalate, with a concerning surge in fraudulent claim cases, payments, and identified suspicious transactions. Among these, Notice of Security Interest (NOSI) scams pose a significant risk, targeting those who seek home improvements or upgrades. Older individuals are particularly vulnerable to these scams.

Tips to Avoid Being a Target of a NOSI Scam

-Avoid unsolicited door-to-door salespeople asking to enter your home​​​​​​
-Do thorough research on reputable companies before engaging in services
-Check the company's reputation with the Better Business Bureau and provincial Consumer Beware List
-Remember that legitimate utility companies and government agencies do not engage in door-to-door sales
-Review contracts carefully and seeking independent legal advice before signing
-Monitor your bank statements for unauthorized withdrawals
-Know you have a right to cancel home service contracts within a 10-day cooling-off period

With these steps, you can minimize your odds of being scammed or hit with an expensive NOSI (Lien) on your home. Also, if you have senior parents who live alone, please be sure to caution them from ever signing anything at the door or over the phone.

I had a great time presenting mortgage concepts to 10 highly respected professionals in the KW Region.

Here's a snippet of the presentation:

Over 2.2 million mortgages will have to be renewed at higher rates in the next two years. And that's on top of the 878,000 or so that were up for renewal last year. With rates being considerably higher than the previous 5 years, and many families taking on debt during the Covid pandemic, families are feeling a financial squeeze now more than ever.

Simply renewing your mortgage at maturity can cost you 10's of thousands of dollars.
Instead, consolidating your high interest consumer debt into your mortgage can lower your monthly payments substantially. I recently saved a family $2300 per month by refinancing their mortgage! You can imagine how relieved they were, especially when they were facing a $1000 per month payment increase at their mortgage maturity, due to higher interest rates.

***Feel Good Story of the Month***

I had someone call me over the weekend. They were someone I spoke with over a year ago. At that time I advised him to stay with his bank as it didn't make sense to make any changes. He kept my number as he appreciated my honesty.

Fast forward a year later, he's unfortunately going through a divorce. His soon to be ex-wife is entitled to a portion of the home's value, so he needs to pay her out, or be forced to sell the home. He went back to his bank, and the mortgage advisor told him he didn't qualify for enough of a mortgage to pay her out.
He was devastated by this news thinking he would have to sell. But instead he went home and called me to get a 2nd opinion.

I did a quick pre-application over the phone and told him, I can't promise anything until I review all your paperwork, but I think you should be able to qualify for the amount you need. He started to break down in tears, saying how stressful everything has been, and that he's so relieved that he might be able to actually keep his home after all. He sent me everything I needed for the application and 24 hours later I had a mortgage approval for the amount he needed.

When I told him the good news, he was so relieved and kept thanking me profusely.

The honest truth is, this wasn't a difficult mortgage to get done. That bank mortgage specialist was just extremely incompetent. She didn't even know the underwriting guidelines of her own bank. Imagine how many other people she's been misinforming.

Moral of the story: Always speak to a knowledgeable and experienced mortgage agent to get a 2nd opinion. A bank declining your mortgage, does not mean you can't get one from a mortgage agent. If you need any help or want a 2nd opinion, please do not hesitate to reach out.
