The real estate market were up in September 2023 in comparison to September 2022.
TRREB market statistics reported 4,642 sales in the GTA during the month, 7.1% decrease compared to the same period in 2022.
The average selling price in the GTA gains 3.0% to $1.194 million, 110k less than August 2023. The days on market is 20, keep same compare with August.
The number of newly listed homes during the month was 16,258, resulting in a sales-to-new listings ratio of a buyer-favored 28.6%.

In August 2023, the GTA new home market slowed down, the return of the interest rate hikes further dampened GTA new homes sales.
In August, a total of 711 units were sold, representing a 52% year-on-year decrease compared to the previous year. Condo Apartments accounted for 443 units sold, which is a 15% decline compared to August last year and a 66% decrease compared to the ten-year average. New Single-family Homes accounted for 268 units sold, showing an 227% increase compared to August last year, but a 56% decrease compared to the ten-year average.
The benchmark price for condo apartments in August was approximately $1.09 million, reflecting a 8.5% year-on-year decline. The benchmark price for new single-family homes was around $1.73 million, showing a 7.3% year-on-year decrease. Additionally, the remaining inventory of new homes rose to 16,139 units compared to the previous month.

DETACHED BENCHMARK PRICES, April 2023
In April 2023, the benchmark prices of detached houses in various regions have increased by less than 2-4% from March this year, but generally the benchmark prices for this year have shown an upward trend.
The prices of all regions have fell by varying degrees compared with last year April. More specifically, Oakville and Markham have the smallest declines of 6.9% and 8.9%, respectively. However, the prices for Mississauga have dropped significantly compared to last year, which decreasing extent of prices even reached 15.6%.

DETACHED BENCHMARK PRICES, October 2022
In October 2022, the benchmark prices of Detached houses in various regions will fluctuate by 1% to 4% on the basis of September.
The prices of all regions have changed dramatically compared with last year Octomber. More specifically, Vaughan has increased 2.6%, Markham remains stable. However, the prices for Toronto and Oakville have dropped compared to last year. The decreasing extent of prices in Oakville even reached 10%.

APARTMENT BENCHMARK PRICE, October 2022
Since April, condo apartment benchmark prices have continued to decline. Markham's condo benchmark price is the most volatile, but still up 14% from the same month last year. Toronto's Condo benchmark prices showing the least, and 6.5% above from the October 2021 .
On the other hand, the volatility of benchmark condo apartment prices is slowing. Benchmark prices fell slightly in October from the last month. The average rate of decline is less than 1%.
